Qualifications

Experience in custodial and service fields; some skilled trades experience (plumbing, electrical, HVAC, painting or carpentry).
Ability to follow directions and prioritize tasks.
Knowledge of acceptable trade practices and building standards.

Responsibilities

Daily inspect buildings and grounds to identify repairs and cleaning needs.
Perform building and equipment repairs, maintenance, and apartment turnovers.
Paint, drywall repairs, electrical, HVAC, PTAC, plumbing, carpentry tasks as needed.
Service, change filters, and clean HVAC and PTAC units.
Maintain custodial duties when others are absent.
Keep time and material records for work orders and inventory.
Oversee and escort contractors; inspect building systems (fire panel, elevator, boiler).
Maintain grounds, landscaping, and driveways; keep areas clear of debris.
