Job summary

Goodwill Industries of the Southern Piedmont is seeking a skilled facilities maintenance technician to ensure the Goodwill Opportunity Campus and related centers are well maintained. You will perform preventive maintenance, conduct inspections, and support capital projects.

This role requires a high school diploma and hands-on experience with HVAC, electrical, plumbing, and safety systems. You will work with internal teams and external vendors, and may be required to work nights or weekends

Qualifications

  • Two years of maintenance experience.
  • HVAC systems knowledge and basic troubleshooting.
  • Ability to read and interpret diagrams and schematics.

Responsibilities

  • Performs preventive maintenance on building systems and equipment.
  • Creates and closes work orders; tracks progress and documents actions.
  • Inspects and logs life safety systems, including fire pumps and generators.
  • Coordinates with vendors and contractors; assists with contracts and RFPs.
  • Supports capital improvement projects and prepares cost estimates.

Description
SUMMARY

Ensures the Goodwill Opportunity Campus (to include GW and Second Editions) and The Goodwill Construction Skills Training Center, facility structure and mechanicals are well maintained, by conducting the following duties personally, or through the support of contractors.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Conducts weekly facilities checklist to review open work orders, needed repairs, and alleviate reoccurring issues. Documents are summarized and submitted to the Facilities Support Specialist, Manager, Facilities Services and Director, Facilities Services. Creates work orders and implements corrective action for each deficiency noted in report.
  • Ensures weekly testing and inspection of building fire pump and emergency generator, logs results in Life Safety Binder.
  • Conducts monthly inspection of emergency exit lights, fire extinguishers, eye wash stations, ladders, and AED units throughout the GOC and Goodwill Construction Skills Training Center.
  • Supports of a range of project management functions including, but not limited to: assisting with contracts, schematics, project cost estimates, composes request for proposals (RFP'S), data management, memos, researches, and creates presentations to inform decision makers.
  • Secures quotes, schedules replacement, and manages scope for capital improvement projects.
  • Conducts daily building surveys of assets to write reports about the conditions of the building systems.
  • Schedules and closes work order tickets using CMMS systems.
  • Performs preventive maintenance on air conditioning units to include the replacing filters, and cleaning coils, per Agency SOPs.
  • Replaces or repairs plumbing fixtures and cleans or unclogs drain lines.
  • Performs light construction work to include building shelves, underpinning, leveling and bracing, and repairing doors and hinges.
  • Opens and closes the Building in accordance with operational hours, as needed.
  • Installs or replaces ballasts, light fixtures, light switches and electrical outlets.
  • Inspects interior and exterior systems to ensure operations and repairs.
  • Disarms and resets fire sprinkler and fire - life safety systems and contacts the Fire Department in the event of an emergency.
  • Performs light painting.
  • Sets up conference areas and meeting rooms as requested.
  • Conducts and records safety drills as related to assigned facility in supervisor's absence.
  • Works with Manager, Facilities Services, Manager, Custodial and Campus Services and Director, Facilities Services to conduct building surveys and inspections.
  • Informs Manager, Facilities Services, what equipment is needed. Provides research and competitive pricing on needed tools, parts, and supplies prior to making a purchase.
Supervisory Responsibilities

This job has no supervisory responsibilities.

Additional Responsibilities
  • Performs all other job-related tasks as assigned by the Manager, Facilities Services and Director, Facility Services.
  • Be available to work nights or weekends to service emergency needs.
  • Assists in set up of conference areas and meeting rooms as needed.
  • Supports weekend events, i.e. HVAC scheduling, additional power setups, and building access schedules.
  • Carries out responsibilities in accordance with Agency policies and procedures. Responsibilities include training, addressing facility complaints and reporting circumstances to the Maintenance Supervisor and Director, Facility Services. (Relocated from Supervisory Responsibilities)
  • Rotates duties for alarm events for the GOC on an On-Call basis.
Requirements
EDUCATION and/or EXPERIENCE

High School Diploma or general education degree (GED) and two years of experience providing maintenance work with a minimum of two years of experience or applicable certification(s) for HVAC systems; Must be able to make temperature adjustments and trouble shoot problems; Must have a working knowledge of lighting and electrical components including the ability to change out bulbs and components; Must have a working knowledge of plumbing and able to replace components (making basic repairs); Must have one year experience managing vendors for facility related services, and kitchen equipment; Must have the ability to use a Work Order Management System; and Maintenance Database Administration required; or the equivalent combination of education and experience.

Other Skills And Abilities
  • Maintenance Database Administration required.
  • Knowledge of Microsoft Office to include Word and Excel software.
  • Ability to operate electrical saws, drills, and other power tools.
  • Ability to operate a telephone.
  • Ability to regularly instruct, check or verify the work of others.
  • Ability to use Microsoft Office Suite to create and respond to emails, review spreadsheets, review, open and close work orders and send basic correspondences to vendors.
  • Must be flexible and adapt to change quickly even in conditions of uncertainty.
CERTIFICATES, LICENSES, REGISTRATIONS

Valid Driver's License (Class C) and safe driving record (as determined by the Agency's insurance carrier).

PHYSICAL DEMANDS

While performing the duties of this job, the team member is regularly (more than 2/3 of the day) required to stand and walk. The team member is frequently (1/3 to 2/3 of the day) required to bend; twist and turn body. The team member is regularly (more than 2/3 of the day) required to use hands to finger, handle, or feel; reach with hands and arms; push or pull; stoop or kneel. The team member must occasionally lift and/or move up to 50 100 pounds. The team member must be able to climb ladders as needed. Specific vision abilities required by this job include close vision and depth perception.
