This position is responsible for planning, coordinating, supervising and documenting maintenance and repair work performed on Airport Facilities. This includes but is not limited to work performed on roadways, runways, taxiways, aprons, bridges, buildings, roofs, walls, ceilings, floors and windows among other structures.
- Plan, schedule, or coordinate maintenance and construction project activities to meet deadlines.
- Confer with supervisory personnel, owners, contractors, or design professionals to discuss and resolve matters, such as work procedures, complaints, or construction problems.
- Prepare and submit budget estimates, progress reports, or cost tracking reports, ensuring compliance with assigned OPEX and CAPEX budgets.
- Inspect or review projects to monitor compliance with building and safety codes, or other regulations, ensuring quality control and progress.
- Develop and implement quality control and maintenance programs.
- Supervise maintenance, construction, contractor, or related workers, and determine labor requirements for dispatching maintenance workers to construction sites.
- Monitor work orders, requests, and inspection reports, ensuring they are correctly developed, documented, and processed in a timely manner using the CMMS platform.
- Investigate customer or public complaints to determine the nature and extent of problems and ensure customer service culture is promoted among employees.
- Prepare contracts, maintenance plans, requests for proposals, or negotiate revisions to contractual agreements with architects, consultants, clients, suppliers, or subcontractors.
- Estimate labor, material, or construction costs for budget preparation purposes and evaluation of contractor proposals.
- Read and interpret blueprints, technical drawings, schematics, or computer-generated reports.
- Perform preventive walkthroughs of the facilities and follow up on maintenance and pending repairs.
- Participate in meetings, orientations, and staff meetings to discuss ongoing issues and projects.
- Execute any other duties assigned by the supervisor.
Minimum Qualifications:The ideal candidate will have:
- Bachelor’s degree in engineering from an accredited university or equivalent experience.
- Professional Engineer in Training license in good standing with PR College of Engineers and land surveyors preferred.
- OSHA 30 hours.
- Microsoft Office.
- Driver’s license.
- The position requires three (3) to five (5) years of related experience.
- Language skills in Spanish and English. Ability to read and understand instructions, correspondence, and memos. Ability to write complex correspondence and make complex presentations of information, effectively, an individual or small groups of customers and other employees of the organization.
- Customer Service Oriented.
- Work with mathematical concepts such as adding, subtracting, multiplying and dividing in all units of measure, use of whole numbers, common fractions and decimals skills. Ability to compute rates, proportions and percentages and draw and interpret simple graphs. Apply concepts such as fractions, percentages, ratios, and proportions to practical situations. Proficient with office equipment, computers, calculators, photocopy and fax machines and phone.
- Ability to deal with problems involving some variable in common situations.
- Knowledge and ability to work with tools and equipment required to perform his/her functions.
- Knowledge of radio communication, management and use of technical and personal safety equipment, tools and medium vehicles.
