Zusammenfassung

Mosaic Management seeks a Maintenance Manager to lead preventive maintenance and facility operations for a large community in Oregon City. You will supervise maintenance staff and vendors, manage safety programs, and coordinate life-safety systems and inspections.

You will develop and implement a preventative maintenance plan, oversee HVAC, plumbing, electrical work, and ensure clean, safe common areas while maintaining compliance with OSHA, ADA, and local codes.

Qualifikationen

• High school diploma or equivalent.
• Minimum 2 years of maintenance experience in a large community, preferably healthcare-related.
• Knowledge of OSHA, ADA, fire safety codes, and life safety regulations.
• Ability to safely operate maintenance tools, cleaning equipment, and safety systems.
• Ability to assist with resident evacuation and ensure environmental safety.
• Excellent problem-solving skills and flexibility to manage competing priorities.
• Experience supervising maintenance teams or vendors.
• Familiarity with state licensing surveys and readiness procedures.

Aufgaben

• Preventive Maintenance & Facility Operations.
• Perform daily community walk-throughs (interior, exterior, and parking areas) to monitor safety and upkeep.
• Develop and maintain a preventative maintenance program, including HVAC, plumbing, electrical, and life safety systems.
• Maintain a Maintenance Log with all requested and completed work orders.
• Oversee contracted services for elevators, landscaping, HVAC, pest control, and other operational vendors.
• Ensure community grounds, entrances, and common areas remain clean, safe, and well-maintained.
• Develop, implement, and train staff on fire safety, disaster response, and evacuation procedures per local regulations.
• Conduct regular fire drills and maintain compliance records.
• Maintain survey readiness by ensuring safety logs, systems testing, and compliance documentation are current.
