Summary:

We are seeking a highly experienced, agile, and strategic Real Estate Projects Lead to oversee complex relocation, expansion, and renovation portfolios across the East and Central United States. This position holds comprehensive administrative, operational, financial, and management accountability for Meta's design and construction programs in the region. This role is the direct owner of Meta's capital projects portfolio in the region — responsible for driving outcomes from concept through close-out, aligning fast-moving internal product teams with cross-functional partners, and ensuring complex spatial environments are delivered on time, within budget, and to institutional quality standards. Operating within globally-set design standards and a reporting framework, this role delivers regionally while maintaining alignment with Meta's global project controls, and governance structures.

Facilities Project Lead, North America Responsibilities:

  1. Own the end-to-end lifecycle of tenant improvements, spanning two distinct asset classes: creative corporate workplace and high finish retail
  2. Plan, organize, and coordinate the full range of construction project duties, including detailed schedules, milestones, critical path dependencies, and risk mitigation strategies
  3. Direct external Third-Party Project Management firms, general contractors, and design consultants, establish rigorous KPIs, and hold vendors accountable to milestones
  4. Drive the design, permitting, and construction processes through to successful closeout
  5. Manage a regional portfolio of concurrent projects at various stages - triaging priorities, reallocating resources, and reporting on the portfolio's health at a program level, not just individual project delivery
  6. Maintain and deliver standardised Project Status Reports (PSRs), ensuring data consistency for portfolio-level extraction and dashboard reporting
  7. Own the full financial lifecycle of a regional portfolio, including budget development, multi-tier contingency management (design, construction, owner), monitoring, and providing analysis of the impact to financial objectives
  8. Own the full monthly and quarterly financial reporting cycle for the regional portfolio, including: actuals vs. forecast variance reporting, quarterly business review (QBR), accruals management, and participation in forecast cycles with finance partners
  9. Deliver predictive cash flow analytics for projects ranging from $500,000 to $100M+
  10. Enforce strict change-order control protocols, auditing field variations to defend the budget against unnecessary scope creep or design drift
  11. Support Asset Retirement Obligation (ARO) assessments for lease-end reinstatement obligations, coordinating MEP surveys, consolidating cost estimates, and ensuring reinstatement provisions are accurately captured for finance reporting
  12. Review, communicate, and enforce contractual documents for designers and construction professionals
  13. Oversee and authorize the procurement of design, construction, and consulting services
  14. negotiate entitlement issues with city jurisdictions
  15. Partner with Legal and Real Estate Transaction teams to review, author, and influence Workletters, Letters of Intent (LOIs), Leases and master service agreements
  16. Lead due diligence and technical feasibility evaluations for prospective building acquisitions or leases, identifying potential structural, electrical, or municipal bottlenecks before deal closure
  17. Manage the regional third-party vendor responsible for Program Management Office as an integrated delivery model - leading working groups, driving process alignment between Meta and partner teams, conducting structured performance feedback (WWW/WWLW reviews), and maintaining regular partnership cadence meetings beyond project-level check-ins
  18. Champion and adopt AI tools for project controls, reporting automation, scenario modelling, and workflow optimization in alignment with Meta's AI-native operating model. Drive AI adoption across the regional project team and external partners
  19. Drive seamless execution with cross-functional stakeholders, aligning real estate assets with Enterprise Engineering (IT), Global Security, Facilities Operations, and Corporate Finance
  20. Synthesize field-level construction data into polished, macro-level status reports and executive dashboards for VPs and leadership reviews
  21. Develop and implement internal process improvements and oversee onboarding/training for project team members
  22. Build consensus across across divergent teamsand present clear business arguments to executive leadership
Minimum Qualifications:
  1. 8+ years of directly related corporate real estate and retail project management experience
  2. Demonstrated track record of managing projects across workplace (corporate offices) and high finish retail
  3. Proven experience as the primary financial owner for capital budgets ranging from $500,000 to $100 million+
  4. Deep knowledge of project controls, construction documentation/sequencing, value engineering, and advanced mechanical, electrical, and plumbing (MEP) coordination
  5. Solid understanding of building and occupancy laws and lease requirements
  6. Proven ability to navigate ambiguity, handle confidential information with discretion, build consensus across divergent teams, and influence strategic change at the executive level
  7. Experience managing integrated outsourced delivery partners (e.g., CBRE, JLL, Cushman & Wakefield, and others) in a strategic partnership model - including joint governance, shared KPIs, and structured feedback mechanisms - not just transactional vendor oversight
  8. Willingness to travel to project sites throughout the East and Central US primarily, but as project demands other locations may be required, up to 50% at times
  9. Bachelor's degree in Construction Management, Architecture, Interior Design, Engineering, or a quantitative business field
Preferred Qualifications:
  1. Real estate project management experience within a high-growth technology company
  2. Experience adhering to and implementing responsible, ethical AI practices (e.g., risk assessment, bias mitigation, quality and accuracy reviews)
  3. Proficiency in project management software and portfolio reporting tools
  4. Demonstrated ability to integrate AI tools to optimize/redesign workflows and drive measurable impact (e.g., efficiency gains, quality improvements)
  5. Demonstrated ongoing AI skill development (e.g., prompt/context engineering, agent orchestration) and staying current with emerging AI technologies
  6. Proficiency in AI tools for project management, reporting, and workflow optimization
  7. Advanced degrees (Master of Architecture, MS in Real Estate Development, or MBA)
  8. Experience in design and construction of high end retail
