Job Summary:

The Facilities Director -Projects oversees all aspects of the maintenance division. Collaborates with property GMs and Maintenance Managers on needs and evaluation. The position requires strength in various levels of project management. The position supports the timely delivery and execution of contract proposals, commitments, and deliverables consisting of specific contract requirements and deferred maintenance projects. This position requires knowledge in asset management, building systems and contract compliance, effective communication skills, and the ability to strengthen relationships and build confidence across departments and with the client – NPS, State Parks and vendors. The position reports to the Senior Director of West Coast Operations, Hospitality.

The starting salary for this position is $90k. This role is remote, with required travel to locations on the West Coast near major urban centers such as Seattle, Tacoma, Vancouver (WA), or Portland, Oregon.

Job Description:

ESSENTIAL FUNCTIONS

  • Collaborate with various constituents and disciplines to ensure timely delivery of commitments and promises.
  • Develop and maintain positive and supportive relationships with the client, managers, contractors, and vendors to ensure timely completion of deliverables and mitigate impacts to operations.
  • Coordinate facilities priorities and projects.
  • Manage internal and external communication, develop project scopes and flow charts, and work with the maintenance and operations teams to coordinate plans.
  • Supports property leadership with contract compliance and negotiations.
  • Maintain and manage project schedules.
  • Produce weekly progress updates and reports.
  • Provide up to date information on project status, issues, etc. to the management team.
  • Develop budgets and manage financials; propose timely adjustments.
  • Perform such other related duties as directed or required.
  • Provides Guidance and execution on contract compliance acting as a Compliance Officer/Specialist for the team.
  • Collaborates with the property to Drive the direction of departmental focus and priorities, in repair and maintenance, facility management and asset management. Ensure contractual obligations with attention to historic preservation and environmental compliance.
  • Maintain and ensure safe facility environment including standards for maintenance and upkeep of all concession buildings and equipment. Notify the Unit Managers of all unusual events, circumstances, or other safety or quality control issues.
  • Review and audit reporting: ACMP/RMR, RMR 5-year plan, planned maintenance, personal property report, budget plan, and contractual requirements for the units -RMR and CER.
  • Ensure compliance on all systems such fires systems check/maintained- smoke detectors, fire extinguishers, dry sprinkler systems, boilers etc.
  • Forecast and track cost, including material and labor for projects.
  • Provides technical advice to maintenance personnel in carpentry, electrical, plumbing, heating, refrigeration, internal combustion engines, troubleshooting, repair, operation and preventative maintenance of various equipment and systems.
  • Review life expectancy of equipment.
  • Conduct annual condition assessments at each property.
  • Audit units for documentation on opening and closing procedures for all facilities include proper winterization of the infrastructure. Ensure processes get audited and documented.
  • Ensure monthly reporting status of work order completion to CMMS Administrator.
  • Performs such other related duties as directed or required.

SKILL AND KNOWLEDGE REQUIREMENTS INCLUDE

  • Minimum of 2 years of project management experience supporting a professional services environment
  • Minimum of 2 years in hotel and recreation facilities construction management
  • Experience in Construction/Maintenance Management of commercial facilities; five years of planning and construction experience; which includes 1 year of construction supervisory experience.
  • Strong technical knowledge background in HVAC, Electrical and/or plumbing
  • Thoroughly familiar with all phases of plumbing, carpentry, electrical and refrigeration repairs
  • Section 106 Certification
  • Historic Preservation Certification required.
  • Able to prioritize work and manage multiple projects effectively and timely.
  • Meticulous and deadline-conscious collaborator who works quickly and accurately with minimal direct supervision.
  • Must be service and safety oriented.Must possess a sense of awareness, timelines, urgency, and common sense.
  • Excellent computer skill and high level of proficiency with Microsoft Office applications preferred.
  • Able to create and interpret detailed reports.
  • Strong ability to collaborate and communicate effectively and efficiently.
  • Ability to effectively facilitate project meetings.
  • Ability to research and comprehend construction codes, fire codes etc.
  • Excellent English language skills with a clear and professional oral and written communication.
  • Valid driver’s license required.

Physical and Mental Requirements

  • Move about accomplishing tasks, particularly frequent movements from place to place within the unit.
  • Must be able to write legibly as well as read and understand directions and instructions.
  • Required to meet onsite at project locations to measure daily progress, measure success, ensure communication with contractors and onsite operations team adapt to change orders, and ensure timeliness property demands.
  • Required to perform diverse physical tasks including stooping, bending, grasping, and performing repetitive motions.
  • Ability to lift, push, and carry up to 25 pounds regularly, and 30-35 pounds frequently, and 50 pounds occasionally.
  • Ability to stand, sit or walk for extended periods of time. Must be able to stoop, bend, and perform repetitive motion.
  • Reading and writing work-related documents in English.
  • Speech recognition and clarity, including the ability to understand the speech of customers, vendors, clients, and co-workers and the ability to speak clearly to be understood by customers, vendors, clients, and co-workers in English. Ability to read and write in English fluently and legibly.
  • Physical presence at the job site is essential to perform job duties.
  • Must be able to navigate tight crawl spaces.
  • Must be able to work in cold, icy, or snowy conditions, with elevations up to 6400 feet.
  • Must be able to travel 50% of the time.
  • Must be able to work weekends and be on-call.

Equipment Used

  • Standard commercial HVAC, Electrical, and/or Plumbing repair equipment and typical office equipment.
  • Field transportation vehicles, including golf carts, Gators, 15 passenger vans and other motorized equipment.
  • JD350, refrigeration test equipment, boiler test equipment, table saw, bench grinder, plumbing equipment, saw, bench grinder, drills, electrical test equipment, ladders, hand tools, sign machines, key machines, and fire alarm panels.
  • Personal computer, Windows, multi-line telephones, FAX machine and ten-key calculator.
  • Typical office equipment (phone system, copiers, scanners, among others.)
  • Required Personal Protective Equipment (PPE) used: goggles and gloves.
