Job summary

Career Systems Development Corporation in San Jose, CA seeks a Facilities Maintenance Manager to plan, direct and coordinate all center maintenance and capital improvement projects, including CMMS administration and energy management.

You will supervise maintenance staff and outside contractors, prepare budgets, develop maintenance SOPs, coordinate safety inspections and produce monthly activity and Energy Watchdog reports for leadership.

Qualifications

  • Bachelor’s degree in related area or an equivalent combination of education and experience.
  • Five years broad-based experience in construction/rehab support activity, two of which were in a management capacity
  • Three or more years managerial experience (preferred)
  • Knowledge of federal procurement regulations and subcontracting procedures
  • Sound management techniques; strong analytical skills
  • Excellent communication skills, both oral and written
  • Working knowledge of all construction trades and maintenance operations
  • Ability to handle multiple priorities

Responsibilities

  • Oversees and manages all center maintenance and oversees CTT construction training functions.
  • Prepares and monitors departmental budgets.
  • Develops and posts a maintenance organization chart which defines the duties and responsibilities of each member of the maintenance staff.
  • Coordinates work assignments of the maintenance staff.
  • Develops and monitors the equipment inventory; formulates an equipment maintenance program including energy conservation management, preventive maintenance, cost control records and log files.
  • Responsible for Quarterly accounting of all equipment inventory.
  • Administers CMMS (School Dude/Asset Essentials) for preventive maintenance, reactive maintenance, emergency repairs, and custodial duties; establishes a repair work order/execution system.
  • Maintains all Center Energy Management Systems.
  • Coordinates with Safety Officer and departments to conduct periodic inspections of facilities including the grounds.
  • Annually reviews and updates SOPs and COPs including Preventive Maintenance and Energy Conservation plans.
  • Prepares bid requests for work and service by outside contractors.
  • Obtains required inspection certificates.
  • Prepares and disseminates monthly activity reports and quarterly Energy Watchdog reports.
  • Conducts in-service staff training and required staff training; interviews and selects staff; conducts performance evaluations.

Duties/Responsibilities:

  • Coordinates work assignments of the maintenance staff.
  • Develops and monitors the equipment inventory. Formulates an equipment maintenance program to include energy conservation management, preventive maintenance, cost control records and log files.
  • Responsible for Quarterly accounting of all equipment inventory.
  • In conjunction with IT personnel, administers and updates School Dude/Asset Essentials, the Computerized Maintenance Management System (CMMS) for preventive maintenance, reactive maintenance, emergency repairs, and custodial duties. Establishes a repair work order/execution system, developing emergency repairs procedures.
  • Responsible for maintaining all Center (EMS) Energy Management Systems.
  • Coordinates with Safety Officer and all departments to conduct periodic inspections of all facilities including the grounds.
  • Conducts and prepares a proportional value analysis of past equipment records.
  • Oversees and inspects the work of maintenance staff as well as outside contractors.
  • In collaboration with the Administrative Services Director, administers the CDSS Funded not Correct app and underwrites all B1-a & B1-b Construction Rehab requests and projects as well as all O&M deficiencies that need to be corrected. indicating trouble areas and high maintenance cost items.
  • Annually reviews and updates pertinent SOP’s and COP’s including the Preventive Maintenance and Energy Conservation plans.
  • Prepares bid requests for work and service to be performed by outside contractors.
  • Obtains required inspection certificates.
  • Prepares and disseminates month activity reports as directed.
  • Prepares and disseminates quarterly Energy Watchdog reports .
  • Conducts in-service staff training sessions.
  • Attends required staff training.
  • Interviews and selects staff.
  • Prepares and conducts performance evaluations.
  • Performs other duties as assigned.
Requirements

Qualifications:

Minimum: Bachelor’s degree in related area or an equivalent combination of education and experience. Five years broad-based experience in construction/rehab support activity, two of which were in a management capacity

Knowledge: Ability to design, develop and implement facility construction and rehabilitation projects. Knowledge of federal procurement regulations and subcontracting procedures.
