GSA Management LLC is seeking an experienced Facilities Manager who maintains and oversees the company’s buildings and equipment to ensure that all facilities and workplaces are to brand standard, functional and safe for maximum uptime.
Objective:
The Facilities Manager will be negotiating contracts with service providers, monitoring and tracking work orders, carrying out property inspections for defects and coordinating service, renovations, and capital expenditure items to ensure the facility is within code compliance and competitive.
Responsibilities:
- Scheduling routine inspections and emergency or other repairs with outside vendors
- Maintaining day-to-day operations of facilities, such as delegating or completing work orders
- Self-performing routine maintenance and repairs on facilities and making repairs as needed
- Coordination and management of contractors to deliver facility renovations and delivery of capex upgrades including roofing, painting, solar initiatives, asphalt, electric vehicle charging
- Ensuring quality control and brand standards are consistently implemented
- Working with development managers and general contractors to transition new builds to the Operations team, including assessing GC close out binders, warranties, completion of punch list items, and general property onboarding
- Maintaining records and files, including warranties, licenses, inspections, service agreements, and contracts
- Working with city officials for required permits and code compliance
- Creating reports on maintenance, repairs, safety, and other occurrences for supervisors, including cost detail
- Creating and tracking facilities management budget
- Store manager training on routine repairs and facility upkeep
- Complete other tasks, projects and job duties as assigned and/or deemed appropriate
Other Functions:
- Must be willing to extensively travel up to 75% of the time and visit company facilities
- Must be able to work extended hours and weekends as needed
- Other duties as assigned
Skills and Experience:
- At least 5 years’ experience in facilities maintenance and/or construction management
- Must have technical and hands-on experience
- Proficient in project management, scheduling, cost management and budget tracking, negotiation and procuring vendors
- Leadership experience preferred
- Knowledge, understanding, and compliance with all applicable Federal, State, and Local laws and regulations relating to job duties
- Working knowledge in Microsoft Office Suite (Word, PowerPoint, Excel)
- Working knowledge of Axxerion preferred
- Intermediate mechanical skills and knowledge of plumbing, HVAC, and other building systems
- Proficiency with repair tools and techniques
- Excellent communication and interpersonal skills, including the ability to speak with all levels of employees, customers, vendors, and team members
- Great time management, organization, and prioritization abilities
- Keen attention to detail and efficient problem-solving skills
- Ability to lift heavy equipment and comfortable standing or walking for long periods of time
- Ability to adapt to changes in the work environment, manage multiple projects, and perform efficiently in a fast-paced environment
Physical Requirements:
- Consistently walking around site as necessary
- Must be able to lift up to 40 pounds at times
