Housing Connect is seeking a Facilities Manager to plan, coordinate, and oversee capital, renovation, maintenance, and facilities projects across the portfolio. You’ll work with contractors, engineers, and internal teams to protect assets and advance the mission.

Minimum 5 years’ experience and an Associate’s degree are required; a Bachelor's is preferred. On-site role in Utah with responsibilities spanning budgets, safety, and vendor management.

The Facilities Manager will plan, coordinate, and oversee capital, renovation, maintenance, and facilities projects across the Housing Connect portfolio through completion, working with general contractors, subcontractors, architects, engineers, development/design teams, property operations, procurement, and other internal partners. This position supports operating budgets, due diligence items, preventative maintenance, warranties, vendor and contractor management, regulatory inspection and permit requirements, fleet management, insurance claims coordination, Central Office maintenance, staff training, and major building systems needs. The role is responsible for maintaining strong vendor relationships, supporting property teams, ensuring contractor accountability, and providing additional oversight across operations to protect Housing Connect assets and advance the organization’s mission.

RESPONSIBILITIES & DUTIES:
  • Ensure preventive maintenance, work order repairs, warranty tracking, recurring inspections, log sheets, and software documentation are maintained for all buildings and major systems, including HVAC equipment, chillers, boilers, air handlers, pumps, building automation systems, back-up generators, and related equipment.
  • Assure proper and safe function of all HVAC equipment; call in professional contractors and service technicians to assist in repairs and maintenance as needed, or as determined to be of a technical nature.
  • Manage service contracts, vendor agreements, bids, inspections, permits, procurement coordination, contractor performance, and payment approvals for maintenance, repair, preventative maintenance, elevators, boilers, and other portfolio-wide property systems or installations.
  • Keep operation and maintenance manuals updated and current for each facility.Modify manuals as necessary to keep current.
  • Maintain current M.S.D.S. documentation on site at each facility for all pertinent chemicals being used.
  • Update and advise the management team of problems, workload, contract work, special activities, etc.
  • Support Development and design teams by providing operating budgets, due diligence items, renovation planning coordination, and participation in contractor closeout trainings at construction completion.
  • Coordinate with insurance adjusters, internal teams, vendors, and contractors regarding property claims and related repair or restoration work.
  • Oversee fleet management, including vehicle assignments, operational need evaluations, and monitoring fleet services with Enterprise.
  • Serve as a member of the Safety Committee and support safety-related initiatives, standards, and operational follow-up.
  • Coordinate and oversee maintenance needs for the Central Office.
  • Lead or coordinate large projects, capital planning, major replacements, electrical upgrades, disaster response, and building system issues such as fire panels, parking lots, boilers, and other major repairs or replacements.
  • Support advanced training and development for Maintenance Technicians, including education on NSPIRE standards, best practices for preventative maintenance, and advanced training and development.
  • Serve as the on-call second backup for urgent facilities, maintenance, disaster, and building systems situations.
  • Additional tasks as may be assigned.

Establish and maintain positive working relationships with residents, vendors, and other Housing Connect employees.

  • Maintain professional and personable relationships with residents.
  • Attend meetings with other departments as requested, and participate in Housing Connect activities and committees as needed.

A high level of competence is required in at least the following:

  • Boiler maintenance and operation.
  • Chiller maintenance and operation.
  • Three phase electrical knowledge.
  • Pneumatic controls.
  • Pump maintenance and repair.
  • Supervision, scheduling and record keeping.
  • Computer usage and related software.
MINIMUM REQUIREMENTS:
  • Associates Degree in Construction or Facilities Management, Bachelor’s degree preferred, but not required
  • Minimum 5 years’ experience as a project/facilities/vendor manager or similar
  • Knowledge and understanding of contracts
  • Strong budgeting & financial skills
  • Ability to set specific goals and meet deadlines
  • Strong administrative skills. Ability to prioritize and multi-task
  • Understand construction and project management software programs
  • High level of professionalism & customer service
  • Team player with no drama
  • Ability to meet with clients, lenders, owners and VIP’s to articulate details of specific planned or in process projects.
