Job summary

LB&B Associates Inc. is seeking a facilities manager to oversee our contract providing operations and mechanical maintenance services for US Census government facilities in Suitland, MD.

The role requires directing O&M and leading trades staff to deliver consistent, high-quality service. The candidate should have a Bachelor’s degree preferred and at least 5 years of supervisory experience managing mechanical maintenance for large facilities.

Qualifications

• Bachelor’s degree preferred.
• 5+ years of recent experience managing and supervising mechanical maintenance operations for large facilities (1,000,000 sq. ft or greater under one roof).

Responsibilities

• Direct the operations and maintenance (O&M) of all buildings covered by the contract.
• Lead skilled trades, administrative, and support staff ensuring high-quality service.
• Monitor, train, evaluate, and guide facilities personnel.
• Oversee machinery, equipment, electrical, and mechanical systems.
• Develop and implement preventive maintenance (PM) plans and recommend predictive projects.
• Negotiate O&M contracts and manage vendor relationships.
• Authorize purchases and manage maintenance supplies and repair parts.
• Inspect grounds, buildings, and equipment; report repair needs.

Qualifications & Experience

• At least 5 years of recent (within the past 7 years) experience managing and supervising mechanical maintenance operations for large facilities (1,000,000 sq. ft or greater under one roof)

Key Responsibilities

• Direct the operations and maintenance (O&M) of all buildings covered by the contract
• Lead skilled trades, administrative, and support staff ensuring consistent, high-quality service
• Monitor, train, evaluate, and guide facilities personnel
• Oversee machinery, equipment, electrical, and mechanical systems
• Develop and implement preventive maintenance (PM) plans and recommend predictive projects
• Negotiate O&M contracts and manage vendor relationships, including qualifying new vendors
• Authorize purchases and manage maintenance supplies and repair parts
• Inspect grounds, buildings, and equipment, reporting needs for repair and replacement
• Ensure proper use of the CMMS for all contract buildings
• Meet regularly with customers, provide contract updates, and deliver required reports
• Proficient in Microsoft Office suite, building automation systems, and computerized maintenance management systems
• Maintain an excellent record of customer satisfaction
• Perform other duties as assigned
