Job summary

Cambridge Air Solutions in Missouri is seeking a Facilities Manager to own maintenance, safety, and continuous improvement of our 110,000+ square feet of manufacturing and office space.

Reporting to the CFO, this hands-on leader will manage vendors, capital projects, budget, and regulatory compliance to keep operations safe, efficient, and reliable.

Candidates should have 5–7 years of facilities experience, be detail-oriented, and comfortable partnering with internal teams to drive performance.

Qualifications

• 5–7 years of progressive facilities or building maintenance experience in manufacturing or industrial environments.
• Hands-on leadership with ability to manage contractors and internal teams.
• Strong knowledge of HVAC, electrical, plumbing, and building systems; safety/compliance expertise.
• Familiarity with Lean principles or continuous improvement tools.

Responsibilities

• Asset ownership and facility stewardship across multiple properties, with preventive maintenance and capital projects.
• Vendor and contract management with 20+ external service providers; RFPs and invoicing oversight.
• Budget planning, execution, and cost control for facilities operations.

YOUR ROLE AS FACILITIES MANAGER

Cambridge Air Solutions is seeking an experienced Facilities Manager who is passionate about creating safe, dependable, and well-maintained work environments.

You are the steward of our physical assets. Reporting to the CFO, this individual contributor role owns the safety, functionality, maintenance, and long-term value of our facilities — including approximately 110,000+ square feet of manufacturing and office space across multiple locations.

In this role, you will lead the maintenance, safety, and continuous improvement of our buildings, grounds, and infrastructure to ensure our facility operates efficiently and supports both employees and overall business success.

This role requires someone who:

CORE RESPONSIBILITIES

ASSET OWNERSHIP & FACILITY STEWARDSHIP:

• Maintain safe, clean, functional, and well-maintained facilities across all company properties
• Conduct routine inspections of buildings and grounds to proactively identify maintenance needs and establish and maintain organized preventive maintenance schedules for all building systems
• Personally perform basic maintenance tasks (Examples: including minor repairs, light bulbs, door hardware, fixture replacement, painting, and preventative upkeep)
• Develop a simple and effective system for internal maintenance requests and tracking
• Manage annual facilities budget requests and execution

VENDOR & CONTRACT MANAGEMENT:

• Manage relationships with 20+ external service providers (HVAC, electrical, plumbing, landscaping, snow removal, firesystems, roofing, etc.)
• Issue RFPs and negotiate contracts as needed
• Approve invoices and ensure services are delivered on time, within scope, and to standard
• Hold vendors accountable to safety, quality, and performance expectations
• Clearly define and coordinate responsibilities between internal teams and third-parties

CAPITAL PROJECT EXECUTION:

• Propose, budget, and manage facility capital projects (examples: roof replacement, HVAC upgrades, parking lot resurfacing, fire suppression upgrades, general facility improvements)
• Ensure projects are executed safely, on time, and within approved funding

SAFETY & COMPLIANCE:

• Champion a safety-first culture by ensuring facility compliance with safety standards, leading inspections, supporting hazard identification, and maintaining emergency preparedness.
• Coordinate required inspections for fire protection systems, alarms, sprinklers, and other regulated building systems
• Partner with internal safety leadership to ensure facilities remain compliant with applicable codes and regulations
• Lead property insurance renewals and surveys
• Support insurance renewals by coordinating inspections, documentation, and risk reviews
• Ensure facilities-related compliance items are proactively managed and documented

WHAT SUCCESS LOOKS LIKE

Within your first 12–18 months:

• Preventive maintenance schedules are clear, documented, and consistently executed
• Vendor list is updated and system of system of maintaining the list is in place. Vendor performance is measurable and reliable
• Capital projects are executed professionally and within budget
• Facility-related issues are addressed promptly and systematically
• The building and grounds reflects pride of ownership and operational excellence
