Job summary

INTEGRATED LABORATORY SYSTEMS LLC is seeking a Facilities Maintenance Technician II to maintain and repair facility systems at the RTP site. You will perform routine maintenance, troubleshoot issues, support HVAC, plumbing, electrical and mechanical equipment, and coordinate with external contractors to keep buildings compliant and safe.

This role requires hands-on expertise, the ability to manage work orders, document inspections, and assist with office moves and event setup.

Qualifications

  • High School Diploma or equivalent required.
  • Minimum of five years' experience performing general facility maintenance.
  • Experience supporting HVAC, plumbing, electrical, mechanical, and general building systems.
  • Associates degree or technical certification is a plus.

Responsibilities

  • Perform general facilities maintenance, repairs, troubleshooting, and minor installations across RTP locations including building systems and general trades work (electrical, plumbing, carpentry, painting, HVAC support).
  • Manage preventive maintenance programs; ensure equipment and systems are inspected, serviced, and documented per schedules and service agreements.
  • Coordinate and oversee external contractors and service providers; serve as RTP site representative for facility-related matters.
  • Conduct routine facility inspections to ensure safe, reliable, and compliant operation of buildings and equipment.
  • Maintain accurate maintenance records, work orders, and asset information in facility management systems.
  • Support facility operations by assisting with office relocations, workspace installations, meeting setup, and event support; participate in on-call coverage.
  • Research solutions, obtain vendor quotes, develop cost estimates, and support facility-related capital and maintenance projects.
  • Monitor facility repair and maintenance expenditures and budgets; exercise purchasing authority for approved supplies and services.
  • Partner with site leadership and cross-functional teams to address facility needs and communicate project status.
  • Maintain clean, safe, and organized work environment adhering to safety standards and regulatory requirements.
  • Perform other duties as assigned in support of facility operations.

Job description

The Facilities Maintenance Technician II is responsible for the maintenance, repair, inspection, and operational support of facility systems, infrastructure, equipment, and company assets across the RTP site.

This position performs a wide range of facility maintenance activities, coordinates third-party service providers, supports regulatory compliance requirements, and serves as a key resource for facility-related issues. The role requires general knowledge of facility operations, including HVAC, plumbing, electrical systems, mechanical equipment, and general building maintenance.

Key Accountabilities
  • Perform general facilities maintenance, repairs, troubleshooting, and minor installations across RTP locations, including building systems, infrastructure, and general trades work (electrical, plumbing, carpentry, painting, and HVAC support).
  • Manage preventative maintenance programs and ensure facility equipment, building systems, and company vehicles are inspected, serviced, documented, and maintained according to established schedules, warranties, and service agreements.
  • Coordinate and oversee external contractors, vendors, inspectors, and service providers for repairs, maintenance, inspections, and facility improvement projects; serve as the primary RTP site representative and point of contact for facility-related matters.
  • Conduct routine facility inspections to ensure the safe, reliable, and compliant operation of buildings, equipment, environmental controls, and infrastructure in accordance with company policies and applicable regulatory requirements.
  • Maintain accurate maintenance records, inspection reports, work orders, service documentation, and asset information within facility management systems.
  • Support facility operations by assisting with office relocations, workspace installations, meeting and event setup, facility security activities, and after-hours/on-call coverage as needed.
  • Research solutions, obtain vendor quotes, develop cost estimates, and support facility-related capital and maintenance projects.
  • Monitor facility repair and maintenance expenditures, track budgets, and exercise purchasing authority for approved facility-related supplies, services, and repairs in accordance with company procedures.
  • Partner with site leadership, equipment owners, and cross-functional teams to address facility needs, communicate project status, and support operational objectives.
  • Maintain a clean, safe, and organized work environment while adhering to all safety standards, SOPs, and applicable regulatory requirements.
  • Perform other duties as assigned in support of facility operations and business needs.
Minimum Requirements
Education

High School Diploma or equivalent required.

Experience
  • Minimum of five (5) years of experience performing general facility, building, or equipment maintenance.
  • Experience supporting HVAC, plumbing, electrical, mechanical, and general building systems.
  • Equivalent combinations of education, apprenticeship training, and relevant maintenance experience may be considered.
Preferences
  • Associate degree in Mechanical, Electrical, Industrial Maintenance, or a related field.
  • Technical certification in HVAC, plumbing, electrical systems, or related trades.
  • Experience within research, laboratory, manufacturing, production, pharmaceutical, biotechnology, or regulated environments.
  • Experience working with facilities management systems.
  • Experience supporting regulated facilities subject to USDA, AAALAC, OLAW, or GLP requirements.
  • Ability to adapt quickly to changing priorities and business needs.
Working Conditions & Physical Requirements
  • Ability and willingness to work overtime, including evenings and weekends, as business needs require.
  • Ability to work safely in a production/manufacturing environment while wearing required personal protective equipment (PPE).
  • Ability to stand, walk, bend, reach, stoop, crouch, push, pull, and climb throughout an entire work shift.
  • Ability to stand for extended periods, including up to eight hours or more per day.
  • Ability to frequently lift, carry, push, and move materials and equipment weighing up to 50 pounds.
  • Ability to safely move heavier equipment using proper lifting techniques and mechanical assistance when necessary.
  • Manual dexterity sufficient to operate tools, equipment, computers, and maintenance devices.
  • Ability to climb ladders and work from elevated work platforms, including scissor lifts and boom lifts.
  • Visual acuity sufficient to inspect equipment, read technical documents, and operate computer systems.
  • Indoor and outdoor environmental conditions.
  • Mechanical and electrical equipment.
  • HVAC and plumbing systems.
  • Solvents, oils, grease, cleaners, adhesives, and maintenance chemicals.
  • Dust, drywall particles, fiberglass, metal filings, wood filings, and airborne particulates.
  • Soldering materials and chemical fumes.
  • Variable temperatures, weather conditions, and humidity levels.
  • Moderate noise levels with occasional elevated noise exposure.
  • Biological materials and animal-related environments.

*This position could be offered at different levels for candidates who qualify with a combination of advanced levels of education and/or years of experience. The salary range will adjust along with the level of the role to match the person’s relevant experience and/or education level.
