Job DescriptionThe Sea Pines Country Club Facilities Maintenance Technician will perform preventive, routine, and corrective maintenance on buildings, grounds, pools, and equipment to ensure they are safe, functional, reliable, and aesthetically pleasing. This position involves daily tasks such as plumbing, electrical, HVAC, carpentry, painting, event support, and general maintenance.ResponsibilitiesThe following responsibilities are intended only as illustrations of the various types of maintenance work typically performed. The omission of specific duties does not exclude them from the position if the work is similar, related, or a logical assignment to the position.General Maintenance and Repairs: Performing routine maintenance tasks (changing filters, addressing plumbing leaks and clogs, diagnosing and repairing electrical issues, diagnosing and repairing HVAC issues, cleaning, etc.) and the repair of various systems and equipment.Inspections and Assessments: Conduct routine inspections of buildings, pools, and equipment to proactively identify potential issues and ensure safety.Preventive Maintenance: Performing preventive maintenance tasks utilizing maintenance software.Emergency Response: Responding to facility-related emergencies and ensuring safety protocols are followed. Required response times often transpire after normal business hours.Contractor Supervision: Supervising external vendors and contractors for facility maintenance and repair needs.Swimming Pool: Perform daily checks of pool and equipment to ensure safe and comfortable operation.Record Keeping: Utilize maintenance management software to keep accurate records of assigned work orders and maintenance activities, including inspections, repairs, and parts inventory.Communication and Problem Solving: Productively and professionally communicate with colleagues, supervisors, community members, and external contractors. Effectively problem-solving facility maintenance issues.Other Duties: Perform assignments as directed by the Facilities Maintenance Director.Training Opportunities: Explore company-paid options to gain expertise in a specific area (Electrical, HVAC, Swimming Pool Operation).Knowledge, understanding, and compliance with Sea Pines Country Club’s company policies.Skills and QualificationsTechnical Skills: Strong understanding of mechanical, electrical, plumbing, and HVAC systems.Problem-solving skills: Ability to diagnose and resolve issues efficiently.Communication Skills: Ability to communicate clearly and effectively with others.Physical Stamina: Ability to perform physically demanding tasks, including lifting and climbing.Knowledge of Safety Regulations: General understanding of facility maintenance safety regulations and protocols.Experience: Prior experience as a maintenance technician is preferred.Education: A high school diploma or equivalent is required. HVAC or Pool Operator certifications are preferred but not required.Physical RequirementsThis work requires regular exertion of up to 100 pounds of force, frequent exertion of up to 50 pounds of force, and occasional exertion to push and pull carts and equipment weighing up to 250 pounds. Work regularly requires standing (exerting well-paced mobility for up to 6 hours in length). Must be able to exert a well-paced ability to maneuver between functions occurring simultaneously. Using hands to finger, handle or feel, frequently walking, speaking or hearing, stooping, kneeling, crouching or crawling, reaching with hands and arms, pushing or pulling, lifting and repetitive motions and occasionally requires sitting, climbing or balancing and tasting or smelling; work requires close vision, distance vision, ability to adjust focus, depth perception and peripheral vision; vocal communication is required for expressing or exchanging ideas by means of the spoken word and conveying detailed or important instructions to others accurately, loudly or quickly; hearing is required to perceive information at normal spoken word levels and to receive detailed information through oral communications and/or to make fine distinctions in sound; work requires visual inspection involving small defects and/or small parts, using of measuring devices, assembly of fabrication of parts within arms- length, operating machines, operating motor vehicles or equipment and observing general surroundings and activities; work regularly requires working near moving mechanical parts and exposure to outdoor weather conditions, frequent exposure to fumes or airborne particles and occasionally requires working in high, precarious places, exposure to toxic or caustic chemicals, exposure to the risk of electrical shock and exposure to vibration; work is generally in a loud noise location (e.g. heavy traffic, large earth-moving equipment). May need to use protective equipment such as a respirator, gloves, earplugs, eye guards/visors, steel-toed boots, and a hat.Licenses and Special RequirementsMust possess a valid driver's license.Ability to drive a golf cart#SPCC
