Job summary

SupportWorks Housing is seeking a Full Time Maintenance Supervisor for our Charlottesville, VA properties. You will oversee custodial tasks, basic maintenance, carpentry, plumbing, and electrical repairs, while supervising other maintenance staff to ensure high standards of property upkeep.

Responsibilities include developing preventive maintenance schedules, inspecting buildings monthly, managing supplies and budgets, and coordinating contractor work.

Qualifications

• High school diploma or educational equivalent.
• HVAC (CFC) Certification required, OSHA Certification preferred.
• Minimum three years' experience in building and grounds maintenance.
• Valid VA Driver's License, must own or consistently have a vehicle available for use.
• Must have or own tools required to complete assigned duties.
• 2+ years supervisory experience over a maintenance team preferred.

Responsibilities

• Train, develop, and supervise maintenance staff to assign and review work.
• Complete work orders and inspect common areas for cleanliness and orderliness.
• Develop a preventive maintenance schedule for each property and inspect monthly.
• Recommend major improvements and expenditures and ensure buildings and systems operate properly.
• Manage supplies, purchases, invoices, and budget compliance.
• Turn over units with maintenance, cleaning, and painting.
• Monthly gutter/ downspout checks and HVAC filter cleaning; maintain company truck.
• Respond to building emergencies at all properties.
• Coordinate contractor services and inspect work for proper performance.
• Ensure safety programs are followed; participate in 24-hour emergency maintenance and after-hours on-call.
