Job summary

The Salvation Army A Georgia Corp in Fort Worth, TX seeks a Maintenance Supervisor to oversee day-to-day maintenance of buildings, grounds, and equipment, plan and coordinate work, and ensure safety and compliance with procedures.

You will supervise staff and outside contractors, manage HVAC, plumbing, electrical, and carpentry tasks, keep accurate records, and support preventive maintenance and life-safety initiatives across facilities.

Qualifications

• High school diploma or GED with technical training in HVAC/plumbing/electrical.
• Three years of maintenance experience with at least one year in a supervisory role.
• Ability to plan, supervise and evaluate staff and vendors.
• Valid state driver’s license; HVAC certification preferred.

Responsibilities

• Plan, assigns, coordinates, supervises and evaluates work of staff and vendors; ensure quality and safety.
• Maintain interior and structural facilities, including plumbing, carpentry, and painting.
• Inspect and maintain plant machinery; document heating, cooling, piping and electrical systems.
• Oversee maintenance of HVAC and minor mechanicals; perform preventive maintenance.
• Coordinate outside contractors for service and renovations; manage budgets and proposals.

Job Details: Job Location: TX-Fort Worth Catherine Booth Garden Apt - Fort Worth, TX 76119, Position Type: Full Time Regular, Education Level: High School Diploma/GED, Job Category: Property, Plans, schedules, supervises, and performs the day-to-day general maintenance and repair of buildings, grounds, and equipment; ensures all equipment remains in proper working order and compliance with standard operating procedures and safety standards; performs a variety of skilled maintenance work for buildings and grounds, plumbing, electrical, and carpentry work as well as routine maintenance and repairs.

Key Responsibilities

• Plan, assigns, coordinates, supervises and evaluates work of the assigned staff and outside vendors; instructs and trains employees in proper methods and procedures; monitors work in progress and upon completion for quality, completeness and compliance with established policies and standards; conducts performance evaluations of subordinate employees.
• Plans, schedules, assigns, supervises, and performs ongoing maintenance of the interior and structural portion of all facilities to include plumbing and carpentry work as well as painting.
• Performs maintenance of grounds, structures, fixtures, and decor through additions, repairs, adjustments, painting or replacement.
• Inspects, tests, and adjusts physical plant machinery; documents and maintains records of heating, cooling, piping, and electrical systems, and records in accordance with schedules.
• Oversees and coordinates the maintenance and repair of minor mechanical malfunctions and preventative maintenance on heating and air conditioning equipment; performs minor adjustments; lubricates and cleans equipment, appliances, and/or machinery.
• Installs electrical conduit, wiring, switching devices, controls, outlets, fixtures, motors, and other such equipment.
• Supervises and participates in the repair and replacement of light bulbs, fluorescent tubes, spotlights, exit lights, and other minor lighting malfunctions.
• Supervises and participates in the repair of toilets, urinals, showers, drains, etc.
• Maintains tools and machinery in good condition and uses all tools carefully and as instructed; maintains and monitors inventory of all tools, supplies, parts, and equipment belonging to the Maintenance Department; ensures that work areas are properly maintained and safe with all tools and equipment stored.
• Oversees and performs preventative maintenance of Salvation Army vehicles; monitors and replenishes all fluid levels; inspects, tests, adjusts, and repairs all physical plant machinery, heating, cooling, piping, and electrical systems, and records maintenance in accordance with schedules.
• Assists the Properties Manager with conducting preventative maintenance inspections and completing PMI reports, which will include life safety surveys.
• Researches, negotiates, and secures all outside contractors for both routine service (i.e. fire alarm systems, elevators, HVAC, water treatment), and special services such as renovation, all under the guidance and approval of the Properties Manager; explains maintenance and repairs desired/needed.
• Prepares construction, repair and renovation requests including need, cost and timeliness in order to determine appropriateness and feasibility; prepares and monitors all repair requisitions and property proposals.
• Compiles and maintains accurate records for preventive maintenance and monitors the same.

Physical Requirements and Working Conditions

• Ability to perform strenuous, heavy work involving the lifting and carrying of heavy objects.
• Ability to perform continuous walking, stooping, standing, and some climbing.
• Ability to work under the pressure of deadlines and time constraints.

• Duties require frequent periods of physical mobility including but not limited to standing, walking, climbing, stooping, squatting, and lifting. Physical duties may be relieved by brief or occasional periods of sitting.
• Extensive amount of physical effort required associated with lifting, moving, and carrying heavy objects (more than 50 lbs.) frequently.
• Work is usually performed in a normal office environment; however, work requires driving a vehicle and working outdoors with exposure to physical discomforts associated with changes in weather such as rain, cold, snow, heat or discomforts associated with noise, dust, dirt, and the like.

WHAT WE ARE LOOKING FOR IN YOU:: Education and Experience:

• High school diploma or G.E.D. required with two years coursework from a vocational or technical school in heating, ventilation, HVAC, plumbing, electrical, or construction trades,
• And
• Three years experience performing maintenance of heating and cooling systems with at least one year in a supervisory capacity,
• Orany equivalent combination of training and experience which provides the required knowledge, skills, and abilities.
