Job summary

Salvation Army is seeking a Maintenance Supervisor to lead day-to-day maintenance of facilities, grounds, and equipment. You will plan, schedule, and supervise skilled trades, ensuring safety and compliance with SOPs.

Expect oversight of HVAC, electrical, plumbing, and lighting systems, plus coordination with outside vendors. You will conduct performance evaluations, train staff, maintain PMI records, and support the Properties Manager on life safety surveys and renovation projects.

Qualifications

  • High school diploma or GED required.
  • HVAC experience with boilers, chillers, and systems preferred.
  • HVAC Certification and related training preferred.

Job description

Plans, schedules, supervises, and performs the day-to-day general maintenance and repair of buildings, grounds, and equipment; ensures all equipment remains in proper working order and compliance with standard operating procedures and safety standards; performs a variety of skilled maintenance work for buildings and grounds, plumbing, electrical, and carpentry work as well as routine maintenance and repairs.Key Responsibilities:Plan, assigns, coordinates, supervises and evaluates work of the assigned staff and outside vendors; instructs and trains employees in proper methods and procedures; monitors work in progress and upon completion for quality, completeness and compliance with established policies and standards; conducts performance evaluations of subordinate employees.Plans, schedules, assigns, supervises, and performs ongoing maintenance of the interior and structural portion of all facilities to include plumbing and carpentry work as well as painting.Performs maintenance of grounds, structures, fixtures, and decor through additions, repairs, adjustments, painting or replacement.Inspects, tests, and adjusts physical plant machinery; documents and maintains records of heating, cooling, piping, and electrical systems, and records in accordance with schedules.Oversees and coordinates the maintenance and repair of minor mechanical malfunctions and preventative maintenance on heating and air conditioning equipment; performs minor adjustments; lubricates and cleans equipment, appliances, and/or machinery.Installs electrical conduit, wiring, switching devices, controls, outlets, fixtures, motors, and other such equipment.Supervises and participates in the repair and replacement of light bulbs, fluorescent tubes, spotlights, exit lights, and other minor lighting malfunctions.Supervises and participates in the repair of toilets, urinals, showers, drains, etc.Maintains tools and machinery in good condition and uses all tools carefully and as instructed; maintains and monitors inventory of all tools, supplies, parts, and equipment belonging to the Maintenance Department; ensures that work areas are properly maintained and safe with all tools and equipment stored.Oversees and performs preventative maintenance of Salvation Army vehicles; monitors and replenishes all fluid levels; inspects, tests, adjusts, and repairs all physical plant machinery, heating, cooling, piping, and electrical systems, and records maintenance in accordance with schedules.Assists the Properties Manager with conducting preventative maintenance inspections and completing PMI reports, which will include life safety surveys.Researches, negotiates, and secures all outside contractors for both routine service (i.e. fire alarm systems, elevators, HVAC, water treatment), and special services such as renovation, all under the guidance and approval of the Properties Manager; explains maintenance and repairs desired/needed.Prepares construction, repair and renovation requests including need, cost and timeliness in order to determine appropriateness and feasibility; prepares and monitors all repair requisitions and property proposals.Compiles and maintains accurate records for preventive maintenance and monitors the same.Physical Requirements and Working Conditions:Ability to meet attendance requirements.Ability to read, write, and communicate the English language effectively.Ability to perform strenuous, heavy work involving the lifting and carrying of heavy objects.Ability to perform continuous walking, stooping, standing, and some climbing.Ability to work under the pressure of deadlines and time constraints.Ability to drive a vehicle safely and in compliance of all laws and regulations.Duties require frequent periods of physical mobility including but not limited to standing, walking, climbing, stooping, squatting, and lifting.
