Job summary

Johnson Controls, Inc. is seeking a Customer Business Manager to oversee hard services at a newly constructed EV battery plant in Stanton, TN.

You will lead a technical team, manage maintenance lifecycles, and coordinate with the customer to ensure contract requirements are met while maintaining a seamless production environment. The role requires HVAC and building systems expertise, strong communication, and budget management.

Qualifications

• Bachelor’s degree in electrical or mechanical engineering or equivalent.
• 5+ years of facility management experience.
• Extensive HVAC, boilers, chillers, pumps, CRAC units, electrical systems, and building automation systems knowledge.
• Experience directing meetings and managing to contract technical requirements.

Responsibilities

• Ensure all O&M work complies with Technical Provisions and approved documents.
• Manage change order requests and post-construction warranty activities.

What you will do

Facility management of a newly constructed electric vehicle battery manufacturing plant in Stanton, TN. This is an Operations & Maintenance contract providing hard services of MEP equipment within the facility, excluding the manufacturing and production equipment. The objective is to maintain a seamless environment by assuring that equipment is performing to specifications to facilitate uninterrupted manufacturing and administrative functions.

How you will do it

The Customer Business Manager is responsible for the hard services of the facility, manages the client relationship, directly leads a team of technical staff and scheduler/planners, plans preventative maintenance, repairs, lifecycles and develops and manages budgets. A great amount of attention to managing the customer expectations is required along with transparent communication. The role requires coordination and oversight of work with technical trades and engineers.

KEY SKILLS AND RESPONSIBILITIES:

Specific duties include the following:

• Ensure all Operations & Maintenance (O&M) work is performed in accordance with the Technical Provisions and approved documents.
• Manage and support change order requests.
• Post construction warranty management.
• Customer service mindset with very strong communication and people skills.
• Impeccable attention to detail.
• Able to delegate tasks, meet deadlines and keep the team accountable.
• Serve as a role model, mentor, and valued resource.
• The ability to comprehend contract terms and performance requirements and work closely with the customer to ensure alignment with contract requirements and operational policies.
• Keep penalties to a minimum by managing rectification response times.
• Assure that the quality of information entered into the CMMS is sufficient.
• Administer the documentation requesting extensions and relief for repair work.
• Support the develop of monthly performance reports.
• Review and proactively establish procedures.
• Oversight of the day-to-day and long-term work activities.
• Manage supervisors and staff which includes hiring, promoting, recognition, performance improvement plans, and monitors performance objectives.
• Train project employees and administer JCI policies, procedures, and standards to ensure that JCI employees have the required technical, interpersonal skills and morale to meet and exceed the expectations of the Customer.
• Provide technical and management guidance to the team.
• Ability to read blueprint and as-built drawings.

What we look for

• Bachelor’s degree in electrical or mechanical Engineering or equivalent.
• Experience in a Facility Management discipline with 5 years or more experience
• Five years of HVAC, Facilities, Housing or a parallel industry.
• Directing, planning, developing, and implementing strategic and operational plans.
• Leading customer meetings.
• Managing to meet contract technical requirements.
• Accomplishing preventive maintenance management and repairs for HVAC, Boilers, Chillers, Pumps, CRAC Units, electrical systems, fire alarm systems, security systems, and building automation systems.
• Knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, and general building maintenance.
• Working on mission critical projects.
• Knowledge of OSHA codes and regulations.

HIRING SALARY RANGE

$89,400 - $119,300 (Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.). This position includes a competitive benefits package. The posted salary range reflects the target compensation for this role.
