Arcan Capital seeks a Facilities Maintenance Manager to lead a maintenance team across interior and exterior operations in our community portfolio. You will guide repairs, preventive maintenance, and safety compliance, while delivering exceptional resident service.

The role requires hands-on leadership, strong technical expertise, and a commitment to professional growth in a fast-paced, service-driven culture. Experience in multi-family housing is preferred.

Qualifications

• HVAC, EPA, and/or CPO certifications required.
• 2–5 years of maintenance experience in multi-family housing.
• Strong supervision and leadership experience.
• Excellent customer service and communication skills.
• Excellent organization and ability to work in a fast-paced environment.

Responsibilities

• Prepare market-ready apartments with painting, carpet repairs, cleaning for move-in.
• Oversee interior and exterior maintenance including HVAC, plumbing, electrical, and carpentry.
• Respond promptly to resident maintenance requests; ensure timely resolutions.
• Recruit, train, and supervise maintenance team; perform coaching and evaluations.
• Implement preventative maintenance schedules; ensure safety compliance.
• Manage vendor relationships for landscaping, painting, asphalt work.
• Maintain resident privacy and deliver excellent customer service.

This role requires strong leadership, technical expertise, and problem-solving skills to manage service requests, enforce safety protocols, and maintain compliance.

The Facilities Maintenance Manager is a hands-on leader responsible for overseeing all maintenance operations while mentoring and developing a high-performing team. This role ensures the community remains safe, well-maintained, and visually appealing by managing interior and exterior repairs, groundskeeping, and preventative maintenance. In addition to responding to resident service requests with a commitment to exceptional customer service, the Facilities Maintenance Manager plays a key role in training and guiding the maintenance staff, fostering a culture of continuous learning and professional growth. This position requires strong technical expertise, problem-solving skills, and the ability to effectively coach and empower team members to uphold the highest maintenance standards.

Key Responsibilities

• Prepare market-ready apartments, including painting, carpet repairs, cleaning, and general maintenance, to ensure a high-quality move-in experience.
• Oversee and perform routine interior and exterior maintenance, such as snow/ice removal, gutter cleaning, HVAC servicing, plumbing, electrical, and carpentry repairs.
• Respond promptly and professionally to maintenance requests from residents and staff, ensuring timely resolution of issues.
• Recruit, train, and supervise maintenance team members, providing ongoing coaching and performance evaluations with the Property Manager.
• Implement and track preventative maintenance schedules while ensuring compliance with safety protocols and regulatory requirements.
• Manage vendor relationships for contracted services like landscaping, painting, and asphalt work.
• Maintain resident privacy and uphold professional conduct, delivering superior customer service at all times.
• Adhere to all local, state, and federal housing laws, fair housing regulations, and OSHA safety standards.

Qualifications & Skills

• Strong technical expertise in HVAC, plumbing, electrical, carpentry, and mechanical systems, with the ability to troubleshoot and perform repairs.
• Proven leadership and training skills to mentor and develop maintenance staff effectively.
• Excellent customer service and communication abilities, ensuring a high-quality resident experience.
• Strong organizational, multitasking, and problem-solving skills in a fast-paced environment.
• Proficiency in computer applications, including email and maintenance management software.
• Flexibility to work on-call, weekends, and holidays, with adherence to OSHA, fair housing, and regulatory standards.

Education & Experience (Preferred but Not Required)

• High school diploma or equivalent required.
• 2–5 years of maintenance experience, preferably within a multi-family housing environment.
• Prior experience in personnel supervision is preferred.
• HVAC, EPA, and/or CPO certifications required.
• Valid driver’s license and reliable transportation may be required based on property-specific needs.
