Job summary

Arcan Capital is seeking a hands-on Maintenance Supervisor to lead a maintenance team across multi-family properties in the southeastern United States. You will manage interior and exterior upkeep, coordinate repairs, and ensure high-quality, efficient service for residents.

Responsibilities include training staff, enforcing safety standards, and maintaining preventative maintenance programs. A strong technical background in HVAC, plumbing, electrical, and carpentry, plus leadership experience,

Qualifications

• HVAC, plumbing, electrical, carpentry, and mechanical repairs; troubleshoot and fix issues.
• Proven leadership to mentor and develop maintenance staff.
• Excellent customer service and communication for resident experience.
• Strong organizational, multitasking, and problem-solving skills.
• Proficiency with maintenance management software and email.
• Willingness to work on-call, weekends and holidays in a fast-paced environment.

Responsibilities

• Prepare market-ready apartments with painting, carpet repairs, cleaning, and maintenance for move-ins.
• Oversee routine interior/exterior maintenance: snow/ice removal, gutter cleaning, HVAC, plumbing, electrical, carpentry.
• Respond promptly to resident and staff maintenance requests with timely resolutions.
• Recruit, train, and supervise maintenance team; provide coaching and evaluations with the Property Manager.
• Implement preventative maintenance schedules; ensure safety and regulatory compliance.
• Manage vendor relationships for landscaping, painting, asphalt work.
• Maintain resident privacy and deliver superior customer service at all times.
• Adhere to housing laws, fair housing regulations, and OSHA safety standards.

Education & Experience (Preferred but Not Required)

• High school diploma or equivalent required.
• 2–5 years of maintenance experience, preferably within a multi-family housing environment.
• Prior experience in personnel supervision is preferred.
• HVAC, EPA, and/or CPO certifications required.
• Valid driver’s license and reliable transportation may be required based on property-specific needs.
