Job summary

The City of Chanhassen seeks a Facilities Maintenance Supervisor to plan, organize, and oversee the maintenance, repair, and operation of City-owned buildings and related infrastructure. You will coordinate with City divisions, contractors, and vendors to keep facilities safe, functional, and able to support public services.

Responsibilities include supervising staff, managing budgets and assets, ensuring ADA and safety compliance, and directing preventive maintenance and capital projects.

Qualifications

Job description

OBJECTIVE AND SCOPE

This position is responsible for planning, organizing, and supervising the maintenance, repair, and operational activities associated with City-owned buildings, facilities, and related infrastructure. The position oversees the day-to-day operations and preventative maintenance of City facilities, coordinates work with other City divisions and departments, and works closely with contractors, vendors, and service providers to ensure City facilities are safe, functional, well-maintained, and capable of supporting the delivery of public services.

This is a supervisory position whose work requires a high level of professional knowledge and technical proficiency in building and facility maintenance, electrical systems, HVAC, plumbing, building systems, preventative maintenance, facility operations, and related construction and improvement activities. The position requires the ability to apply established guidelines, standards, and alternatives to determine facts, analyze problems, prioritize work, coordinate resources, and make decisions independently. The position is also responsible for identifying future facility needs, developing maintenance priorities and schedules, monitoring contracted services, and assisting with facility improvement capital projects.

Reports to: City Engineer/Public Works Director

Supervises: Facilities Maintenance Technician, Maintenance Custodian

PAY

Expected Hiring Range: $80,995-$88,504 annually

Full Salary Range: $80,995-$105,684 annually

This position is paid on an hourly basis and is eligible for overtime for hourly work over 40 hours/week. This position is eligible for an annual clothing allowance.

SPECIFIC RESPONSIBILITIES
  1. Perform and/or manage contracted work for general maintenance, repair, adjustment, and/or minor construction work in assigned facilities to ensure acceptable operational standards, including:
    1. Emergency clean up during normal hours as needed. Ability to respond at all hours, including weekends.
    2. Order and inventory maintenance supplies and materials.
    3. Perform reoccurring facility inspections and direct improvements in all areas of facility maintenance including, but not limited to lighting, carpentry, security, roofing, HVAC, painting, plumbing, structural and mechanical systems.
    4. Manage contract services, including pest control, waste management, alarm monitoring, HVAC preventative maintenance, etc.
    5. Track and provide input for budgeting of capital and operating expense items.
    6. Monitor utility usage and implement cost reduction programs; the City of Chanhassen utilizes B3 utility benchmarking for electric and gas consumption.
    7. Implement fire/life, safety equipment testing and maintenance, and document test results; Manage OSHA compliance, including SDS documentation; Manage routine fire extinguisher, ladder, and other safety inspections.
    8. Review and assure ADA compliance in assigned facilities.
    9. Assist Fire Marshal and Building Inspectors on routine inspections of the facilities.
    10. Documentation of facilities asset management using electronic database; the City of Chanhassen utilizes OpenGov.
    11. Perform general cleaning.
  2. Property and Grounds Management:
    1. Perform timely snow/ice removal at building entrances/exits and adjacent sidewalks. Snow/ice removal in parking lots and other public hardscape areas are managed by the City’s Parks Department and may be assigned as needed.
    2. Provide feedback to City Manager/Assistant City Manager regarding tenant satisfaction or complaints.
    3. Advise tenants of unusual events or conditions that may cause disruption of their day to day operations.
    4. Oversees inspection of tenant improvements.
  3. Other duties as assigned.
MINIMUM REQUIREMENTS
  1. Two years of experience in facilities maintenance.
  2. Education: High school diploma or equivalent.
  3. Ability to use/learn various computer programs/software and be proficient in Microsoft Office products.
  4. Ability to communicate with other staff, public officials, the public, tenants, contractors, and outside agencies with tact and effectiveness.
  5. Must be able to work in a team environment with ability to set goals and prioritize work in a collaborative and engaged nature.
  6. Ability to read and interpret construction plans and specifications.
PREFERRED QUALIFICATIONS
  1. Fiveyears ofexperience in facilities maintenance.
  2. Education: Apprentice training or vocational degree in HVAC, Plumbing or Mechanical system.
  3. An active Minnesota DLI Boiler Engineer License.
  4. Plumbing, electrical, and/or HVAC Licenses.
  5. Previous supervisory experience.
  6. Facilities and Grounds Management Certification.
PHYSICAL REQUIREMENTS
  1. Perform general labor including frequently lifting and/or moving up to 75 pounds and occasionally lifting and/or moving more than 100 pounds.
  2. Work may routinely require the employee to climb, balance, bend, stoop, kneel, crouch, and/or crawl.
  3. Employee may be required to push/pull equipment and/materials as required.
WORKING CONDITIONS

Work is primarily performed in City buildings, with occasional outdoor work associated with facility grounds, equipment, inspections, and operational needs. The position may involve exposure to noise, mechanical equipment, dust, fumes, weather conditions, and other conditions commonly associated with facility maintenance and repair.

The position requires the ability to stand, walk, climb stairs or ladders, and occasionally lift or move materials and equipment. Use of hand and power tools and other maintenance equipment may be necessary.

The position also performs administrative and supervisory duties in an office setting, including planning and scheduling work, preparing reports, maintaining records, managing budgets and inventory, and communicating with staff, contractors, and vendors. The position requires regular use of computers, telephones, and other common office technologies, as well as asset management, work order, and facility management systems.

Normal work hours are 8:00 a.m.–4:30 p.m., Monday through Friday. The employee may occasionally be required to respond to after-hours callouts, emergencies, building issues, or other unforeseen facility needs.
