Job summary

Qualifications

• Three years of maintenance facility experience.
• Ability to communicate effectively with oral and written instructions in English.
• Ability to identify maintenance problems, plan and follow through to their solution in a timely manner.
• In depth understanding of physical plant maintenance requirements.
• Knowledge of state and federal guidelines.

Responsibilities

• Directs or performs plumbing, painting, carpentry, mechanical, heating, cooling, water systems and minor electrical duties.
• Monitors and supervises all service contracts or other outside contract work.
• Directs or performs maintenance of grounds, parking lots, driveways, sidewalks, and security.
• Directs transportation-related maintenance, including vehicles and campus equipment.
• Repairs minor electrical malfunctions and installs new equipment as needed.
• May perform plumbing tasks for heating, water, and sewer systems; unclog drains as required.
• Acts as carpenter for building alterations and maintenance of fixtures and furniture.
• Operates hand and power tools to maintain and repair equipment.
• Maintains tools and machinery in good condition and uses tools safely.
• Ensures high safety standards are developed and maintained at the facility.
• Coordinates annual fire safety inspections with local fire department and addresses deficiencies.
• Ensures facility and grounds comply with regulations, standards, and fiscal considerations.
• Maintains site maintenance logs and equipment records.
• Ensures major equipment and furnishings are safe and operable or arranged for replacement.
• Establishes procedures for timely repairs of commonly needed equipment.
• Coordinates annual fire safety training for staff and residents.
