You will perform inspections, preventive maintenance, and respond to repairs across HVAC, electrical, plumbing and related equipment to keep the facility productive and comfortable.

The ideal candidate has a high school diploma with 5+ years in facility maintenance, strong problem-solving, and the ability to read drawings.

Qualifications

  • High school diploma required; 2-year technical degree preferred.
  • Minimum 5 years experience in facility/utilities maintenance.
  • Experience with PCW chillers, pumps, heat exchangers, RO/DI, motor alignment and low voltage electrical.
  • Texas HVAC license a plus.
  • Must read mechanical/electrical drawings and be multi-skilled in maintenance disciplines.

Description

Position Summary

Is responsible for the upkeep, repair, and efficient operation of all building systems, including mechanical, electrical, plumbing. This role ensures that the facilities are safe, functional, and presentable at all times. The technician performs routine inspections, preventive maintenance, and responds to emergency repairs to maintain a comfortable and safe environment for occupants.

Essential Functions

  • Maintains facility equipment repair and maintenance in accordance with company and factory policies and procedures. Including HVAC, Electrical, Plumbing, Painting, Hydraulics, Welding, Irrigation, Motor Alignment, Carpentry, Heavy equipment installation & removing, Fabrication, etc.
  • Performs the maintenance and preventative maintenance care of all facility/utilities processing tools.
  • Generates preventive and corrective maintenance reports for completed tasks.
  • Complies with PM schedule for frequency, resource task lists for all preventative maintenance to minimize production loss time and maximize preventative maintenance effectiveness.
  • Responsible to meet or exceed all facility/utility supply performance targets including; but not limited to, uptimeand equipment Overall Operational Efficiency (OEE), and operating cost.
  • Responsible for facility/utilities related quality control and/or quality improvements.
  • Complies with facility equipment corrective maintenance troubleshooting guides and procedures.
  • Supports maintenance portion of any facility equipment startups, shutdowns, upgrades, and changes.
  • Drives overall cost of ownership maintenance improvement methodologies for equipment.
  • Manages facility/utility consumables, spares, and related support services for assigned tools.
  • Ensures a clean and safe facility owned work areas using the 5S manufacturing methodology.
  • Establishes and reports on facility/utility performance metrics, spares and consumable usage, and component life times on assigned tools.
  • Maintains accurate daily records and logs on all facility/utility’s maintenance activities and reports to the
  • Ensures good communication between and across all facility shifts.
  • Works with tool supplier on training and certification procedures or specifications.
  • Other duties as needed and assigned.

Education and Experience

  • High school diploma required. 2-year technical degree preferred.
  • Minimum of 5 years of experience in relevant facility/utilities equipment maintenance.
  • Prefer experience in facility/utilities equipment applications including, but not limited to, PCW chillers, pumps, heat exchangers, RO/DI systems, CDA delivery systems, motor alignments, low voltage electrical troubleshooting and installation, painting. Sheet rock repairs, plumbing,
  • Experience with developing and producing facility specifications and procedures.
  • Texas HVAC License is a plus.

Skills and Abilities

  • Excellent reading, writing, arithmetic, and communication skills required.
  • Strong leadership traits and sense of ownership. Response rapidly to trouble calls.
  • Good knowledge of all critical central utility equipment operations including chilled water systems and related distribution, specialty chiller systems, electrical switch gear operation, air compressor systems and related distribution, and emergency power generator operation and transfer station controls.
  • Able to read and interpret mechanical and electrical drawings and diagrams.
  • Multi-skilled in general facility related maintenance and construction disciplines.
  • Basic electrical distribution, lighting maintenance, plumbing & pipefitting, HVAC maintenance and repair, refrigeration, front end building automation systems, hydraulics,
  • Rooftop HVAC experience is a plus; Knowledge of Innovent and Daikin HVAC systems preferred.
  • Basic environmental regulation knowledge.
  • Proficient with software applications such as Microsoft Office and Microsoft Project.
  • Strong problem-solving skills and ability to creatively develop and implement maintenance solutions to improve equipment or facility performance.
  • Ability to multi-task as well as manage daily, weekly, and monthly required maintenance performance targets or deliverables effectively.
  • Creates an environment of high productivity and enthusiasm across all shift team members to excel or exceed operation or company specified targets.
  • Able to work with minimal supervision or guidance.
  • Overtime and weekend work may be required based on production and/or departmental needs.

Physical Demands

  • Frequently lift, carry, move and position objects weighing up to 51 pounds unassisted, when performing essential job functions.
  • Extended time standing or walking on hard production floor with confined spaces, multiple turns, or rooms.
  • Bend, stoop, crouch, ascend, and descend on a regular basis when performing essential job functions.
  • Constantly observe, assess, inspect, detect, convey, and exchange information when performing essential job functions.
  • Must not be afraid of heights and can work off ladders in a safely manner.
