Overview

LB&B Associates Inc. is seeking a part-time General Maintenance Worker for a contract to provide operation and mechanical maintenance services at a federal building in Huron, South Dakota. Part Time Hours: 20 hours per week. Monday through Friday. Schedule is flexible 20 hours a week. Working hours between 6:00am to 5:00 pm. Hourly pay rate: $28.84 per hour.

Responsibilities
  • Respond to routine work orders, urgent tenant calls, and general building issues.
  • Perform general building upkeep: wall repairs, floor tile replacement and minor furniture adjustments.
  • Maintain lighting systems: replace lamps, inspect fixtures and identify failures.
  • Repare or replace sinks, water coolers, and toilets; basic plumbing repairs (clear drains, replace faucet parts, traps, gaskets, flush valves, and minor leaks).
  • Perform basic carpentry: door adjustments, hinges, locks, minor hardware repair, ceiling tiles and patch/paint work.
  • Perform basic electrical work: replace bulbs, ballasts, switches, outlets, fixtures (not involving energized panel work).
  • Perform basic HVAC support: filter changes, belt replacements, cleaning coils (non-chemical) and minor adjustments.
  • Replace electrical receptacles, wires, switches, fixtures, and motors as needed.
  • Hanging doors and installing locks; replacing damaged paneling and floor tiles.
  • Maintaining equipment and machinery with routine care and preventive maintenance (PMs) where applicable.
  • Assist licensed trades (HVAC, electrical, plumbing) when required.
  • Assist with maintaining compliance with safety, access control, and site procedures including PPE use and reporting hazards.
Qualifications
  • Minimum of four (4) years of experience performing general maintenance and repair of equipment requiring practical skill and knowledge in trades such as painting, carpentry, plumbing, masonry, and electrical work.
  • Experience in commercial HVAC repair and maintenance of mechanical building systems, including PMs and routine service calls, is a plus.
  • High School Diploma or GED required.
  • Ability to follow all GSA and OSHA safety requirements, Lockout/Tagout, hazard communication, PPE rules; report hazards, accidents, and unsafe conditions immediately.
  • Maintain required certifications and training (asbestos, lead, safety, NCMMS).
  • Proficiency with GSA’s NCMMS system for receiving work orders, documenting work performed, entering labor hours, closing tickets, and maintaining daily presence logs per GSA guidelines.
  • Follow PBWS requirements for tours, inspections, and documentation; comply with access control rules, wear badges, and adhere to PIV and escort rules.

Note: The not-involving-energized-panel-work phrase has been interpreted to mean basic electrical work only, without energized panel operations.

Education

High School Diploma/GED required.
