Job summary

The Lund Company is seeking a skilled Building Engineer to maintain and repair mechanical, electrical, HVAC and plumbing systems in a busy commercial office building in Omaha. The role emphasizes preventive maintenance, safety, and reliability.

The candidate will monitor boilers/chillers, inspect cooling towers, perform routine maintenance, respond to after-hours alerts, assist tenants, and coordinate with Facility Manager. Must have hands-on tool proficiency and valid driver's license.

Qualifications

• Experience maintaining commercial office buildings or high-rise facilities.
• Valid driver’s license and reliable transportation.
• Ability to perform preventive maintenance on HVAC, electrical and plumbing systems.

Responsibilities

• Perform routine maintenance on mechanical, electrical, HVAC and plumbing systems.
• Troubleshoot and repair mechanical, electrical, HVAC and plumbing systems.
• Monitor, inspect, and operate high-pressure boilers and chillers.
• Test boiler-sensing devices and ensure warning/alert mechanisms work properly.
• Clean and inspect cooling towers.
• Inspect and perform preventive maintenance on air handlers, motors, and circulation pumps.
• Complete work orders as directed by Facility Manager.
• Assist tenants with problems that arise.
• Troubleshoot and repair light plumbing and electrical equipment.
• Replace building lighting, ballast, ceiling tiles, and fixtures as required.
• Verify comfortable temperature and adjust as necessary.
• Maintain inventory of all assigned equipment and verify with Facility Manager.
• Respond to after-hour alerts from malfunctioning boiler equipment when On-Call.
• Complete general maintenance tasks as requested.
• Assist grounds provider with cleanup of property, if requested.
