Job description

Job Title: Facilities Engineer
Industry: Private Property / Luxury Facilities Management
Location (city, state): Los Angeles, CA
Assignment Type: Direct Hire
Pay: $45–$53/hour, depending on experience, plus performance-based bonus potential
Work Schedule: Full-Time | Onsite | Typically 7:00 AM–3:00 PM with flexibility required based on property needs
Benefits: This position is eligible for medical, dental, vision, and 401(k). Additional benefits include generous paid time off and employer-paid healthcare coverage for eligible employees and dependents.
Our client is a private organization seeking an experienced Facilities Engineer to oversee the day-to-day operation and maintenance of a high-end property in Los Angeles. The environment requires an exceptional level of attention to detail, discretion, and care, with building systems and finishes maintained to luxury standards.
This opportunity could be an excellent fit for someone coming from a five-star hotel, luxury property, museum, high-end commercial building, or private estate environment who enjoys being hands-on and taking ownership of a property.
The Facilities Engineer will be responsible for maintaining the performance, appearance, and reliability of a sophisticated approximately 9,000-square-foot property. This individual will oversee building systems, troubleshoot facility issues, coordinate vendors, and proactively identify maintenance needs.
HVAC expertise is particularly important, as maintaining precise and consistent temperatures throughout the property is a key responsibility. The successful candidate will be comfortable working independently, identifying projects without constant direction, and determining when an issue can be handled internally versus when a specialized vendor should be engaged.

Responsibilities
  • Monitor, maintain, and troubleshoot HVAC systems to ensure consistent temperature and comfort throughout the property.
  • Perform routine property inspections to identify mechanical, plumbing, electrical, aesthetic, or maintenance concerns before they become larger issues.
  • Diagnose general facility problems and determine the appropriate repair or vendor solution.
  • Coordinate preventive maintenance and service for HVAC, lighting, shades, controls, plumbing, and other building systems.
  • Manage outside contractors from initial proposal through completion, ensuring work meets established quality and safety expectations.
  • Maintain luxury finishes, fixtures, furnishings, and architectural details to exceptionally high standards.
  • Coordinate with specialized teams when maintenance or construction activities occur near valuable artwork or sensitive finishes.
  • Partner remotely with IT resources to troubleshoot basic networking, audiovisual, computer, and smart-building technology issues.
  • Identify opportunities to improve building performance, reliability, and ease of operation through new processes or technology.
  • Maintain organized records of maintenance activities, repairs, inspections, and vendor work.
  • Respond quickly to unexpected facility issues and coordinate appropriate resources when necessary.
  • Independently identify maintenance projects and improvements during periods without immediate service requests.
  • Ensure contractors and facility activities follow applicable OSHA and workplace safety requirements.
Qualifications
  • 5+ years of facilities, building engineering, property engineering, or related maintenance experience; equivalent combinations of technical training and experience will be considered.
  • Strong hands-on knowledge of HVAC systems and the ability to diagnose temperature, airflow, and equipment-related issues.
  • Working knowledge of plumbing, electrical, lighting, MEP, automation, and general commercial building systems.
  • Experience maintaining a luxury hotel, museum, private estate, high-end residential property, or Class A commercial environment strongly preferred.
  • Familiarity with premium architectural finishes and materials; experience with specialty finishes such as Venetian plaster is a plus.
  • Experience working around valuable artwork or museum-quality environments is beneficial.
  • Comfortable coordinating and managing contractors and outside service providers.
  • Basic understanding of networking, audiovisual equipment, smart-building technology, and computerized control systems.
  • Strong troubleshooting skills and willingness to perform hands-on work when appropriate.
  • Self-directed and proactive, with the ability to remain productive without an onsite manager providing daily direction.
  • Exceptional attention to detail and commitment to maintaining a pristine environment.
  • Strong communication skills with the ability to interact professionally with internal teams, vendors, and other stakeholders.
  • Ability to maintain strict confidentiality and exercise discretion.
  • Flexibility to adjust working hours or respond to urgent facility needs when necessary.
  • Valid driver's license and acceptable driving record.
  • Ability to perform the physical requirements of a hands-on facilities position, including extended standing, walking, bending, and lifting.
