Job summary

EMCOR Facilities Services, Inc. is seeking a skilled maintenance engineer to operate, replace, repair, and maintain building mechanical, electrical, control/BMS, and HVAC systems across sites.

The role involves responding to service calls, overseeing preventive maintenance, coordinating with contractors and stakeholders, and ensuring safe, compliant operations. On-site Indiana work with lifting of heavy equipment, exposure to heat and noise, and the use of CMMS tools and BAS/ fire-life safety

Qualifications

  • High School diploma.
  • Minimum of five years' experience in HVAC/facilities engineering.
  • Experience repairing building electrical, plumbing, and HVAC systems.
  • Ability to read and interpret P&IDs, diagrams and floor plans.
  • Strong safety knowledge and adherence to procedures.

Responsibilities

  • Oversee preventive maintenance program for mechanical, electrical, and BAS systems.
  • Repair and maintain building systems incl. HVAC, electrical, plumbing, and related equipment.
  • Coordinate with client facilities and management teams, and with contractors.

Job Summary

Responsible for the operation, replacement, repair and maintenance of building-related mechanical, electrical, control systems, plumbing, air handling units, pumps, heat exchangers, expansion joints, and other building mechanical systems. Work involves the lifting of heavy mechanical equipment and apparatus, and may be performed in areas of extreme heat, cold, and/or noise. Receives and responds to service calls and takes immediate action to resolve emergency situations or system breakdowns. Ensure all preventive maintenance is completed and necessary repairs are always made. Oversees assigned utility mechanics and contractors and routine and preventive maintenance work to ensure work is performed appropriately and in a safe manner. Communicates with EMCOR and customer account and operations management teams, tenants/utility system end users, and business unit stakeholders.

Essential Duties & Responsibilities

Oversight of the operation of and the replacement, repair, and maintenance of all related mechanical, electrical, control/BMS systems, air handling units, pumps, motors, heat exchangers, and expansion joints. Management of preventive maintenance program, and oversight of all on-demand work orders.

  • Preventive maintenance program management: inspect and make sure maintenance is being performed properly. Suggest enhancements to preventative maintenance programs as needed.
  • Management of the tool department: ensure assets are in good condition and accounted for. Inform client of repairs or replacements needed. Secure bench stock and spare parts are available after use.
  • Management and oversight of water treatment programs for all open and closed loop systems and testing daily.
  • Oversight of all engineering areas, physical plant, fan rooms, shop, tool room and storage rooms etc. to ensure they are kept in clean and neat order.
  • Implementation of the EMCOR and client safety program, including staff training, safety equipment, lock-out tag-out and hazardous material procedures.
  • Be familiar with roof access to each building, water and gas shutoffs, lighting controls, fire alarm stations, and irrigation.
  • Light bulb and ballast replacement
  • Routine and preventive maintenance duties including filter changes, lubrication, control and performance check. Replace bearings, motors, and dampers
  • Perform plumbing maintenance and repair of pipes, fixtures, and valves.
  • Perform any additional duties as required where such duties are within the scope of contractual obligations

Communicate with EMCOR and customer facility operations management teams, tenants/utility system end users, and Business Unit Stakeholders.

Operate, monitor, adjust, and maintain building automation systems

Maintain CMMS system and logbooks

Oversee work performed by outside contractors on the building

Requisition necessary material to complete required repairs

HVAC project management and oversight of all systems

Qualifications

Education (HS Diploma, Under/Graduate Degree, etc.)

High School diploma

Business Experience (Prior years work/related experience)

Minimum of fiveyears' experience in HVAC/ facilities engineering field. Completion of a Universal Certification and/or certified or enrolled in an HVAC program. Experience & proven ability to repairbuildingelectrical, plumbing, & HVAC auxiliary systems. Basic carpentry skills.

Licenses/Certifications
  • Required Mechanical Trades or Trade School certification in location applicable disciplines i.e. HVAC, Electrical, Hydraulics, Plumbing, Automation/Controls
  • Required Universal Certification

  • Strong communication skills required
  • Ability to read, write, and communicate in English required
Technical Qualifications & Skills
  • Prior CMMS experience required. Corrigo experience a plus. Must be comfortable using mobile devices such as tablets and cell phones.
  • Reads and interprets Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps and/or Electrical Diagrams
  • Strong knowledge of operation of building auxiliary systems i.e. fire-life safety, stand by emergency generators
  • Familiarity of general building systems i.e. vertical lift equipment, overhead doors.
  • Ability to write, execute written and oral instructions and perform arithmetic calculations.
  • Strong knowledge of safe work practices and procedures typical for maintenance operations
  • Ability to safely wear a respirator, climb ladders, enter confined spaces, lift heavy objects and perform other physically demanding tasks
  • Safely and skillfully use all types of related hand and power tools
  • Ability to draft proposals
  • Understanding and able to troubleshoot office building BMS and operate and inspect Fire Life Safety systems
  • Understanding and able to troubleshoot and maintain central plant systems and supporting equipment
  • Able to operate, monitor, adjust, and maintain Building Automation Systems (BAS)
  • Able to troubleshoot/maintain/repair plumbing, mechanical, minor electrical components/systems
  • Able to read Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps and/or Electrical Diagrams
  • Strong communication and customer service skills needed to interact with customer and tenant accordingly
Physical Demands

Must be able physically perform all operations and maintenance on site.

Lift heavy objects, climb ladders, on feet for long periods, work in the cold, heat, noisy, and confined space environments.

Work Environment

Most work is performed inside central plant space and on rooftops.

Periodic noise, heat and cold exposure.

Some confined space work required.

Some work in common office areas.
