Responsibilities

• Lead and develop the maintenance and housekeeping team, establishing high standards for safety, productivity, service, and accountability.
• Oversee major building systems, including HVAC, boilers, electrical, plumbing, and life-safety systems.
• Monitor and troubleshoot SMART building, building automation, controls, and monitoring systems.
• Develop and manage preventive maintenance programs to protect equipment and reduce failures.
• Diagnose complex building issues and coordinate repairs with specialized vendors.
• Oversee unit turns, Make Ready, inspections, emergency response, and daily building operations.
• Manage contractors, vendors, bids, pricing, schedules, and quality of work.
• Partner with Ownership, the General Manager, and Regional Facilities Manager on capital projects and long-term building planning.
• Assist with maintenance and capital budgets, expense management, and repair-versus-replace decisions.
• Ensure the property remains safe, compliant, efficient, and operational.
• Deliver a high level of resident service while balancing operational and financial priorities.

Director of Facilities | High-Rise Residential

We are seeking an experienced, hands-on Building Director / Director of Facilities to lead maintenance, housekeeping, building operations, and technical performance for a sophisticated high-rise residential community.

This is an opportunity for a true building systems expert who understands complex high-rise infrastructure and can lead a team while serving as the property's technical authority.

What You’ll Do

• Lead and develop the maintenance and housekeeping team, establishing high standards for safety, productivity, service, and accountability.
• Oversee major building systems, including HVAC, chillers, cooling towers, boilers, plumbing, electrical, pumps, air handlers, water heaters, and life-safety systems.
• Monitor and troubleshoot SMART building, building automation, controls, and monitoring systems.
• Develop and manage preventive maintenance programs to protect equipment and reduce costly failures.
• Diagnose complex building issues and coordinate repairs with specialized vendors.
• Oversee unit turns, Make Ready, inspections, emergency response, and daily building operations.
• Manage contractors, vendors, bids, pricing, schedules, and quality of work.
• Partner with Ownership, the General Manager, and Regional Facilities Manager on capital projects and long-term building planning.

What We’re Looking For

• 5+ years of experience managing building systems in high-rise, multifamily, residential, student housing, commercial, hospitality, or similarly complex properties.
• 3+ years of maintenance/facilities leadership experience.
• Strong knowledge of complex HVAC, mechanical, electrical, plumbing, and building systems.
• Experience with building automation and SMART building technology.
• Proven ability to lead teams, manage vendors, and oversee multiple projects and priorities.
• Strong troubleshooting, organization, communication, and problem-solving skills.
• HVAC and/or plumbing certification preferred.
• Experience with Entrata and HappyCo preferred.
• Knowledge of life-safety, building, environmental, and Fair Housing requirements preferred.
