Job summary

Responsibilities

• Oversee engineering, maintenance, and facilities operations across three properties (hotel, F&B space, and office building).
• Develop and implement preventative maintenance programs across all properties.

• Solicit vendor proposals, negotiate pricing, and enforce performance standards.

• Partner with leadership to identify needs and prioritize maintenance projects.
• Develop and manage budgets; identify cost savings and efficiencies.
• Assist with capital projects from planning through completion.
• Ensure compliance with building, fire/life safety, environmental, and regulatory requirements.

Job description

We are seeking an experienced Area Director of Engineering to oversee the engineering, maintenance, and facilities operations across a diverse portfolio consisting of a hotel, food & beverage space, and office building. This role will be responsible for ensuring all properties are safe, well-maintained, operationally efficient, and compliant with applicable codes and regulations.

Key Responsibilities

• Oversee engineering, maintenance, and facilities operations across three properties, including a hotel, F&B space, and office building.
• Develop and implement comprehensive preventative maintenance programs across all properties.
• Ensure properties are maintained to high standards of safety, functionality, appearance, and operational readiness.
• Manage and oversee third-party contractors and service vendors, including HVAC, plumbing, electrical, elevators, fire/life safety, landscaping, pest control, security systems, and other specialized services.
• Solicit and evaluate vendor proposals, negotiate pricing and service agreements, and ensure vendors meet established performance and service standards.
• Schedule and monitor routine inspections, preventative maintenance, repairs, and required testing.
• Respond to and coordinate the resolution of urgent maintenance issues and building emergencies.
• Partner with property leadership and department heads to identify operational needs and prioritize maintenance projects.
• Develop and manage maintenance and facilities budgets, monitor expenses, and identify opportunities for cost savings and operational efficiencies.
• Assist with capital improvement projects, renovations, and major repairs from planning through completion.
• Ensure compliance with applicable building, fire/life safety, environmental, and regulatory requirements.
• Conduct regular property inspections to identify maintenance needs, safety concerns, and opportunities for improvement.
• Establish and maintain standards for preventative maintenance, emergency response, building operations, and vendor management.
• Coordinate with ownership, management, tenants, and other stakeholders regarding building operations and maintenance needs.
• Provide leadership and technical guidance to maintenance personnel and property teams as applicable.
• Monitor building systems and utility usage and identify opportunities to improve efficiency and reduce operating costs.
• Maintain a proactive approach to identifying potential issues before they become costly repairs or operational disruptions.

Qualifications

• 5+ years of progressive experience in engineering, facilities, or maintenance operations.
• Hospitality experience in hotels, resorts, restaurants, or counrtry clubs is highly preferred.
• Experience overseeing multiple properties or facilities preferred.
• Strong knowledge of HVAC, electrical, plumbing, mechanical, life safety, and general building systems.
• Demonstrated experience managing third-party contractors, vendors, and service agreements.
• Experience developing and managing preventative maintenance programs.
• Experience with budgeting, capital projects, building inspections, and regulatory compliance.
• Strong understanding of building codes, safety requirements, and regulatory standards.
• Excellent organizational and project management skills with the ability to manage competing priorities across multiple properties.
• Strong communication and interpersonal skills with the ability to work effectively with ownership, property leadership, vendors, contractors, and employees.
• Ability to troubleshoot issues, make sound decisions, and respond effectively to maintenance emergencies.
• Relevant technical certifications, licenses, or trade experience are a plus.
