The Building People, LLC is seeking a full-time Facilities Cost Estimator to support federal and commercial clients with cost estimating and cost engineering for maintenance, repair, renovation, and construction projects. The role involves developing independent estimates, SOWs, scopes of work, and evaluating contractor pricing.

The ideal candidate has a bachelor’s degree and 3+ years of estimating experience, strong knowledge of building systems, and proficiency in RSMeans and MS Office.

Competenze

• Bachelor's degree or equivalent combination of education and experience.
• At least 3 years of experience in construction estimating, cost engineering, facilities management, or related field.
• Experience preparing cost estimates for building repair, renovation, maintenance, and construction projects.
• Experience developing scopes of work, technical specifications, or project requirements for facility repair, renovation, and construction projects.
• Ability to read and interpret construction drawings, specifications, and scopes of work.
• Demonstrated knowledge of construction methods, building systems, facility maintenance practices, and industry standards.
• Knowledge of building systems including mechanical, electrical, plumbing, structural, and architectural components.
• Proficiency with Microsoft Office Suite, including Excel.
• Experience using RSMeans or comparable cost estimating databases.
• Strong analytical, organizational, problem-solving, and critical-thinking skills.
• Excellent written and verbal communication skills.
• Valid driver's license and ability to travel to project sites as required.

Mansioni

• Develop detailed SOWs, statements of work, and technical requirements for facility projects.
• Develop independent cost estimates for facility projects.
• Perform site investigations, facility assessments, and field inspections to identify requirements.
• Define project objectives, deliverables, material requirements, and performance standards.
• Review project scopes, drawings, specs to prepare detailed cost estimates.
• Prepare quantity take-offs and pricing analyses using estimating tools and databases.
• Develop IGEs based on approved scopes and requirements.
• Evaluate contractor proposals and provide cost validation and recommendations.
• Review existing facility conditions and translate findings into repair/construction scopes.
• Collaborate with facility managers, engineers, project managers, contractors, and clients to develop specs.
• Support planning, budgeting, forecasting, and capital investment decisions.
• Analyze labor, material, equipment, subcontractor, and overhead costs.
• Research market conditions, construction cost trends, and best practices.
• Prepare reports, cost narratives, project documentation, and presentation materials.
• Assist with contract modifications, change orders, and cost validation activities.
• Support maintenance, repair, renovation, and minor construction projects throughout lifecycle.
• Maintain project documentation and estimating records per requirements.
