Job summary

ABM is seeking a Building Engineer in Austin, TX to operate, maintain, repair, and monitor building systems including HVAC, electrical, plumbing and life safety equipment. You will ensure facilities run safely, efficiently, and in compliance with company standards.

You will perform preventive maintenance, respond to service requests, and support energy management and capital projects to enhance occupant comfort and building performance.

Qualifications

• High school diploma or GED required.
• 3+ years of experience in commercial building maintenance or facilities management.
• Working knowledge of HVAC, electrical, plumbing, mechanical systems.
• Ability to read blueprints, schematics, and technical manuals.
• Strong troubleshooting and problem-solving skills.
• Proficiency with CMMS and Microsoft Office.

Responsibilities

• Operate, maintain, troubleshoot, and repair building systems, including HVAC, electrical, plumbing, lighting, and mechanical equipment.
• Perform preventive maintenance inspections according to schedules.
• Monitor BAS and respond to alarms and abnormalities.
• Inspect equipment, identify deficiencies, and recommend corrective actions.
• Respond promptly to tenant and facility service requests.
• Coordinate and oversee work by third-party contractors and vendors.
• Maintain accurate maintenance records, work orders, and equipment documentation.
• Conduct routine building inspections to ensure efficiency and regulatory compliance.
• Support emergency response efforts and after-hours on-call rotations as required.
• Ensure compliance with OSHA regulations and local codes.
• Assist with capital improvement projects, equipment upgrades, and energy management initiatives.
• Monitor energy consumption and identify cost-reduction opportunities.
• Maintain inventory of maintenance supplies and replacement parts.
