Wolff Properties is seeking a dependable, hands-on Apartment Maintenance Technician to keep one of our communities running smoothly. This on-site role requires autonomy, ownership, and strong communication with the Community Manager and vendors for larger jobs.

The ideal candidate has at least two years of hands-on multifamily maintenance experience, a strong work ethic, and a positive attitude. You will manage day-to-day maintenance independently at a smaller community, including resident

Qualifications

• Minimum 2 years of multifamily/apartment maintenance experience.
• Must provide own tools.
• EPA Universal certification preferred.
• CPO certification preferred.

Responsibilities

• Complete resident service requests promptly and professionally.
• Perform routine and preventative maintenance on building systems and equipment.
• Turn units for move-in, including light plumbing, electrical, and carpentry work.
• Diagnose and repair major household appliances, including refrigerators, dishwashers, stoves, and washers/dryers.
• Troubleshoot and perform HVAC repairs, including filter changes and thermostat replacements.
• Maintain daily pool operations in accordance with health and safety standards.
• Preserve curb appeal, cleanliness, and functionality of the property.
• Communicate effectively with residents, vendors, and team members.
• Participate in an on-call rotation for after-hours emergencies.

Wolff Properties is seeking a dependable, hands-on Apartment Maintenance Technician to keep one of our communities running smoothly. This role is well suited to a self-starter who is comfortable being the go-to technician on-site - someone who takes ownership, works independently, and takes pride in a well-maintained property.

This position is based at a smaller community, where you will serve as the sole on-site maintenance technician. You will manage the day-to-day maintenance operation yourself, from resident requests to unit turns to equipment upkeep, while staying in close communication with the Community Manager and having the backing of Wolff Properties' broader maintenance and vendor network for larger jobs.

The ideal candidate has at least two years of hands-on multifamily maintenance experience, a strong work ethic, a positive attitude, and excellent communication skills.

Key Responsibilities

• Complete resident service requests promptly and professionally
• Perform routine and preventative maintenance on building systems and equipment
• Turn units for move-in, including light plumbing, electrical, and carpentry work
• Diagnose and repair major household appliances, including refrigerators, dishwashers, stoves, and washers/dryers
• Troubleshoot and perform intermediate to advanced HVAC repairs, including filter changes, thermostat replacements, minor system diagnostics, motor replacements
• Maintain daily pool operations in accordance with health and safety standards
• Preserve the property's curb appeal, cleanliness, and functionality
• Maintain cleanliness and organization of work areas and maintenance shops
• Manage day-to-day maintenance priorities independently as the on-site technician, escalating and coordinating with the Community Manager
• Communicate effectively with residents, vendors, and team members
• Participate in an on-call rotation for after-hours emergencies

What Success Looks Like

• Resident requests are handled quickly, professionally, and right the first time
• The property consistently looks and functions its best, even without a large on-site team
• Small issues get caught and resolved before they become big ones
• The Community Manager can count on clear, proactive communication

Requirements

• Minimum 2 years of multifamily/apartment maintenance experience
• Comfortable working independently as the sole on-site technician, with regular communication and support from the Community Manager
• Must provide own tools
• EPA Universal certification preferred
• CPO (Certified Pool Operator) certification preferred
• Reliable, punctual, and committed to quality workmanship
• Strong problem-solving skills and good judgment when working without direct, on-site supervision
