Job summary

RAM Construction Services is seeking a detail-oriented, proactive Estimator/Project Manager to join our Restoration Division (Masonry/Concrete Restoration). This dual role position is crucial to the success of our projects, as it combines technical estimating expertise with hands‑on project management.

The ideal candidate will be responsible for preparing accurate cost estimates, analyzing project specifications, researching materials and systems, and managing all phases of restoration

Qualifications

  • Minimum 5 years of experience in commercial construction cost estimation with a focus on restoration projects.
  • Strong negotiation and conflict resolution skills.
  • Leadership and management capabilities with excellent communication.

Responsibilities

  • Estimate and manage commercial construction projects from start to finish.
  • Review project plans, specifications, and other documents to develop accurate cost estimates.
  • Analyze and interpret blueprints, drawings, and specifications to estimate material, labor, and equipment costs.
  • Prepare take-offs, scope of work, and bid packages for commercial projects.
  • Coordinate with subcontractors, suppliers, and vendors to obtain quotes.
  • Analyze bid results and prepare detailed proposals and cost estimates for clients.
  • Manage projects from pre-construction to completion, ensuring on-time and on-budget delivery.
  • Monitor progress and communicate with clients and team members to meet goals.
  • Develop project leads and manage scheduling, budgeting, and quality control.
  • Ensure documentation, contracts, change orders, and reports are accurate and timely.

Job Summary:

RAM Construction Services is seeking a detail-oriented, proactive Estimator/Project Manager to join our Restoration Division (Masonry/Concrete Restoration). This dual role position is crucial to the success of our projects, as it combines technical estimating expertise with hands‑on project management.

The ideal candidate will be responsible for preparing accurate cost estimates, analyzing project specifications, researching materials and systems, and managing all phases of restoration projects—from preconstruction through closeout. This includes overseeing client communications, coordinating field operations, monitoring budgets and schedules, and conducting risk assessments to ensure quality and safety standards are met.

Success in this role requires strong analytical thinking, problem‑solving capabilities, and a deep understanding of restoration systems and construction practices. Candidates must demonstrate excellent communication and interpersonal skills, as well as superior organizational and time‑management abilities.

Key Responsibilities:
  • Responsible for estimating and managing commercial construction projects from start to finish
  • Review project plans, specifications, and other documents to develop accurate cost estimates
  • Analyze and interpret project blueprints, drawings, and specifications to accurately estimate material, labor, and equipment costs
  • Prepare take-offs, the scope of work, and bid packages for commercial construction projects
  • Communicate with subcontractors, suppliers, and vendors to obtain quotes

  • Manage commercial construction projects from pre‑construction to project completion, ensuring that projects are completed on time and within budget

  • Coordinate and manage all projects and activities, including scheduling, budgeting, and quality control
  • Ensure that project documentation, including contracts, change orders, and project reports, is completed accurately and on time
Education Required:
  • Minimum education level of a bachelor’s degree in construction management or a related field
Experience, Knowledge, and Abilities Required:
  • Minimum 5 years of experience in commercial construction cost estimation with a focus on restoration projects.
  • Experience with specialty constrictors or self-performing contractor preferred
  • Building Envelope Systems- understanding of various façade systems and materials such as masonry, concrete, stone, curtain walls, windows, and roofing.
  • Proven experience in estimating and managing construction projects from start to finish
  • Strong knowledge of construction methods, materials, and industry best practices, as well as applicable building codes and regulations.
  • Knowledge of historic preservation principles and techniques
  • Strong analytical and mathematical skills with an aptitude for problem-solving
  • Proficiency in reading blueprints, specifications, and technical documents
  • Ability to budget, schedule, negotiate, and control costs.
  • Strong negotiation and conflict resolution skills
  • A high degree of familiarity with contract and subcontract documents, terms, and conditions
  • Excellent communication and negotiation skills
  • Ability to manage multiple projects simultaneously
  • Strong leadership and management skills
Technology:
  • Project Management & Estimating Software- Any program such as Microsoft Project or Smartsheet that helps manage tasks, timelines, and resources
  • Blueprint and Document Management- Bluebeam, Procore
  • Communication Tools- Microsoft Teams, Zoom
  • Microsoft Office Suite- Word, Excel, PowerPoint
  • PDF Editing Software- Adobe Acrobat or a similar program is essential for document creation and editing

As an Estimator Project Manager for RAM, the employee will be subject to office and jobsite/field settings. Work environments may include, but are not limited to, the following: seasonal temperatures, high spaces, small spaces, loud, frequent noise, standing/walking for up to 12 hours a day, indoor/outdoor settings, and areas close to traffic.

Travel:

Travel to and from job sites is required. RAM will cover travel expenses, if applicable.

Reporting Structure:

The Estimator Project Manager reports directly to the Regional Director

Physical Demands:

Rarely- Stooping, kneeling, squatting, body twisting, crawling, sense of touch, manual dexterity, reaching, lifting, pushing, pulling, balancing.

Occasionally- standing, walking, lifting to 30 lbs., range of motion, carrying, and climbing stairs.
