About IronHorn Enterprises

IronHorn Enterprises is a family-owned, vertically integrated commercial real estate investment and development firm based in East Syracuse, NY, focused on industrial properties. Our in-house teams work together across acquisitions, leasing, construction, facilities, legal, finance, and asset management to evaluate investments and support our growing portfolio.

POSITION OVERVIEW

We are seeking an experienced Estimator / Preconstruction Manager to own cost and scope from the day a property is under contract through the day a project is handed to construction. Ironhorn Enterprises acquires, leases and develops industrial warehouse and flex properties across multiple states, and delivers turn-key build-outs with our in-house design and construction team.

You will turn site visits, condition assessments, drawings and tenant requirements into reliable budgets, competitive bid packages and clear scopes of work. Your numbers will drive acquisition decisions, capital planning and the budgets our project managers build to.

KEY RESPONSIBILITIES

  • Property Assessments: Walk prospective acquisitions and prepare IronHorn Property Condition Assessments with prioritized repair and capital cost estimates.
  • Third-Party Report Review: Review consultant PCRs and supplemental reports, challenge age-driven assumptions, and support the Sponsor Capex Addendum with defensible numbers.
  • Underwriting Support: Provide the acquisitions team with near-term capex, deferred maintenance and replacement reserve figures on deal timelines.

Estimating & Budget Development

  • Conceptual to Detailed Estimates: Build budgets from rough order of magnitude through hard bid for tenant build-outs, roofing, paving, MEP, dock equipment and site work.
  • Quantity Takeoffs: Perform takeoffs from drawings, sketches and field measurements.
  • Cost Database: Maintain unit costs, historical project costs and regional pricing across our markets.

Bidding & Procurement

  • Bid Packages & RFPs: Write clear scopes of work and issue bid packages, targeting a minimum of three qualified bids per scope.
  • Bid Leveling: Level and analyze bids, identify scope gaps and exclusions, and recommend awards.
  • Subcontractor Network: Build and maintain a vetted pool of subcontractors and vendors across the states we operate in.

Preconstruction Management

  • Project Objective & Summary Forms: Prepare scope overviews, risks and budget development for each project per our internal process.
  • Value Engineering: Work with our in-house design team, tenants and project managers on cost‑saving alternatives without sacrificing quality.
  • Schedule & Risk: Identify long‑lead items, permit requirements, site constraints and access issues that affect cost and timing.
  • Handoff: Deliver a complete budget, bid package and scope to the assigned project manager at construction start.

Tools & Reporting

  • Project Platform: Manage budgets and bid packages in our construction management platform (Ingenious.Build).
  • Reporting: Track estimate‑to‑actual performance and report findings to leadership.

REQUIREMENTS

  • Experience: 3+ years of commercial construction estimating or preconstruction, ideally with a general contractor, owner or developer. Industrial, warehouse or tenant fit‑out experience strongly preferred.
  • Building Knowledge: Working knowledge of roofing, paving and site work, MEP systems, fire protection, dock equipment and building envelope, and how each ages.
  • Estimating Tools: Proficiency with takeoff and estimating software (e.g., Bluebeam, PlanSwift, On‑Screen Takeoff) and advanced Excel or Google Sheets.
  • Communication: Ability to write clear scopes and present budgets and recommendations to leadership, tenants and subcontractors.
  • Judgment: Comfortable producing fast, defensible numbers on deal deadlines and explaining the assumptions behind them.
  • Travel: Valid driver's license and ability to travel to properties in other states for site walks.
  • Education: Degree in Construction Management, Engineering or a related field preferred; equivalent field experience considered.

Compensation and Benefits

  • Starting salary of $80,000 per year, with higher compensation commensurate with experience.
  • Full benefits package, including medical, dental, and vision insurance.
  • Life and accidental death and dismemberment (AD&D) insurance.
  • Retirement plan with a 3% company match.
  • Paid Time Off (PTO) and paid holidays.
  • Vehicle/mileage reimbursement.
