Job summary

velop, an established luxury condominium developer in Miami, is seeking an Estimator (Preconstruction) to shape cost and feasibility from the earliest design stages. You will partner with development, design, and construction leadership to keep projects commercially sound from concept through buyout.

You'll produce detailed cost estimates across design phases, maintain budgets, perform takeoffs, review bids, and support value engineering, building a cost database to benchmark future projects.

Qualifications

• Several years of estimating or preconstruction experience.
• High-rise residential or mixed-use project experience preferred.
• Comfort reading architectural and structural documents.

Responsibilities

• Produce detailed cost estimates across all design phases, from conceptual to construction documents.
• Develop, maintain, and reconcile project budgets, tracking changes, escalation, and market movement.
• Complete quantity takeoffs from drawings and models.
• Solicit, review, and level subcontractor and general contractor bids.
• Support value engineering and design-to-budget exercises with the design team.
• Build and maintain a historical cost database to benchmark future projects.
• Partner with development and construction teams to flag risk and protect margins early.

Our client is an established developer of luxury high-rise condominium towers in Miami. With a strong and growing pipeline of landmark residential projects, they are adding an Estimator to their in-house preconstruction team.

This is an owner-side role for someone who wants to shape cost and feasibility from the earliest design stages, rather than react to it during construction. You will work closely with the development, design, and construction leadership to keep projects commercially sound from concept through to buyout.

What you'll do

• Produce detailed cost estimates across all design phases, from conceptual and schematic through to construction documents
• Develop, maintain, and reconcile project budgets, tracking changes, escalation, and market movement
• Complete quantity takeoffs from drawings and models
• Solicit, review, and level subcontractor and general contractor bids
• Support value engineering and design-to-budget exercises with the design team
• Build and maintain a historical cost database to benchmark future projects
• Partner with development and construction teams to flag risk and protect margins early

What we're looking for

• Bachelor's degree in Construction Management, Civil Engineering, Quantity Surveying, or a related field
• Several years of estimating or preconstruction experience, ideally on high-rise residential or mixed-use projects
• Strong command of estimating and takeoff tools such as Bluebeam, On-Screen Takeoff, Procore, or Sage
• Working knowledge of the South Florida construction market, subcontractor base, and Florida Building Code, including wind load and hurricane requirements
• Comfort reading and interpreting architectural and structural documents
• Sharp commercial judgment and attention to detail

Nice to have

• Experience on the owner or developer side rather than purely with a general contractor
• Model-based takeoff experience with Revit or Navisworks, and scheduling awareness through Primavera P6
• Master's degree in Construction Management
• Bilingual English and Spanish
