Job summary

All American Facility Maintenance in Sunrise, FL is seeking an experienced Estimator to prepare cost estimates for commercial facility maintenance, HVAC, electrical, plumbing, construction and renovation projects.

The Estimator will analyze project specifications, review scopes of work, obtain vendor and subcontractor pricing, perform site assessments when necessary, and develop comprehensive proposals that support profitable business growth.

Qualifications

• 3+ years of estimating experience in commercial construction or facility maintenance.
• Ability to read blueprints, drawings, and specifications with accuracy.
• Strong knowledge of HVAC, electrical, plumbing, and building maintenance.
• Analytical mindset with excellent math and data interpretation skills.
• Excellent time management and ability to handle multiple estimates.

Responsibilities

• Review RFPs, work orders, bid packages, blueprints, and project specs.
• Prepare detailed cost estimates for HVAC, electrical, plumbing, and general maintenance.
• Perform quantity takeoffs and material calculations.
• Solicit pricing from subcontractors and vendors; develop labor, material, and subcontractor cost estimates.
• Identify risks, exclusions, assumptions, and value engineering opportunities.
• Coordinate with Operations and Project Managers to validate scope.
• Conduct site visits for measurements and requirements; prepare proposals and bid packages.
• Negotiate pricing with vendors; track estimate status and bid logs.
• Support contract negotiations and project handoff after award.
• Ensure estimates comply with standards, safety, and customer specs.

SalarySummary/Objective: We are seeking a detail-oriented and experienced Estimator to prepare accurate and competitive cost estimates for commercial facility maintenance, HVAC, electrical, plumbing, construction, and renovation projects. The Estimator will analyze project specifications, review scopes of work, obtain vendor and subcontractor pricing, perform site assessments when necessary, and develop comprehensive proposals that support profitable business growth.

The ideal candidate has strong knowledge of commercial building systems, construction practices, maintenance services, and pricing strategies, with the ability to manage multiple estimates while meeting strict deadlines.

Duties and Responsibilities

• Review RFPs, work orders, bid packages, blueprints, and project specifications.
• Prepare detailed cost estimates for:
  • HVAC repairs, replacements, and installations
  • Electrical service and lighting projects
  • Plumbing repairs and installations
  • General facility maintenance
  • Preventive maintenance contracts
  • Construction and renovation projects
  • Interior and exterior building improvements
• Perform quantity takeoffs and material calculations.
• Solicit and evaluate pricing from subcontractors, vendors, and suppliers.
• Develop labor, equipment, material, permit, and subcontractor cost estimates.
• Identify project risks, exclusions, assumptions, and value engineering opportunities.
• Coordinate with Operations, Project Managers, Dispatch, and field technicians to validate project scope.
• Conduct site visits to gather measurements and assess project requirements.
• Prepare professional customer proposals and bid packages.
• Negotiate pricing with vendors and subcontractors.
• Track estimate status and maintain bid logs.
• Support contract negotiations and project handoff after award.
• Ensure estimates comply with company standards, safety requirements, and customer specifications.
• Monitor market pricing trends and update estimating databases.

Qualifications

• 3+ years of estimating experience in commercial construction, facility maintenance, mechanical contracting, or related industries.
• Strong knowledge of:
  • HVAC systems
  • Electrical systems
  • Plumbing systems
  • Commercial building maintenance
  • Construction and renovation projects
• Ability to read and interpret blueprints, construction drawings, and technical specifications.
• Strong mathematical and analytical skills.

Preferred Qualifications

• Experience with commercial facility maintenance companies.
• Knowledge of preventive maintenance programs.
• Experience estimating multi-site commercial accounts.
• Familiarity with local building codes and permitting requirements.
• OSHA 10 or OSHA 30 Certification.
• Bachelor's degree in Construction Management, Engineering, or a related field (preferred but not required).
