Job summary

NorthMark Strategies seeks an experienced EPC contract manager to own post-award commercial activities for large-scale data center infrastructure. You will administer EPC agreements, manage change orders, and align equipment interfaces with OEMs and EPC teams across mechanical and electrical scopes.

You will protect schedules, control cost growth, and drive closeout with warranty coordination, reporting to the Grey Space Procurement leadership.

Qualifications

  • 10+ years of experience in EPC contract administration or owner's commercial management on capital projects.
  • Direct post-award ownership of EPC, EPCM, design-build, or comparable construction agreements at the $50M+ package level.
  • Working knowledge of both mechanical and electrical infrastructure to hold commercial ground with contractors and design engineers on scope, changes, and claims.
  • Demonstrated experience managing change orders, claims, and back-charges through resolution.
  • Working command of progress billing mechanics: schedule of values, stored materials, retention, lien waivers, and earned value.
  • Strong contractual literacy — able to read, interpret, and administer EPC agreements, general conditions, exhibits, and change management provisions without leaning on legal for routine execution.
  • Bachelor's degree in construction management, engineering, finance, business, or equivalent experience.

Responsibilities

  • Own day-to-day administration of the executed EPC agreement through construction and closeout.
  • Manage the change order process end-to-end: review, negotiate, and disposition contractor-initiated change requests and owner-directed changes.
  • Track and enforce contractual obligations covering scope, schedule, deliverables, insurance, bonding, safety, and reporting.
  • Administer progress payments: review pay applications against schedule of values, verify earned value and stored materials, coordinate lien waivers, and manage retention release.
  • Manage claims, disputes, back-charges, and liquidated damages events; drive resolution and document positions for the record.
  • Coordinate warranty transition from EPC and OEMs to NorthMark Strategies's operations team; ensure warranty terms are captured and enforceable.

Position Summary

This role presents a fantastic opportunity to be part of a cutting-edge team driving next-generation data center infrastructure and an opportunity to work with leading technology providers and industry pioneers. NorthMark Strategies delivers its data center program through third-party EPC partners, with major mechanical and electrical infrastructure procured directly through an OFCI model. The EPC Manager is the commercial owner of the post-award EPC relationship on behalf of NorthMark Strategies: this role runs the day-to-day contractual and commercial execution through construction closeout.

This is a senior individual contributor role sitting inside Grey Space Procurement, embedded with construction, engineering, and the Grey Space category buyers. The role does not source or negotiate the initial EPC award. It owns everything that happens after — change management, progress payments, claims, back-charges, warranty, and the commercial interface where owner-furnished mechanical and electrical equipment meets EPC-installed scope.

Success in this role protects schedule, contains cost growth, and keeps the OFCI-to-EPC handoff clean across both mechanical and electrical infrastructure. This role reports to the Vice President of Grey Space Procurement.

Key Responsibilities
EPC contract administration
  • Own day-to-day administration of the executed EPC agreement through construction and closeout.
  • Manage the change order process end-to-end: review, negotiate, and disposition contractor-initiated change requests and owner-directed changes.
  • Track and enforce contractual obligations covering scope, schedule, deliverables, insurance, bonding, safety, and reporting.
  • Administer progress payments: review pay applications against schedule of values, verify earned value and stored materials, coordinate lien waivers, and manage retention release.
  • Manage claims, disputes, back-charges, and liquidated damages events; drive resolution and document positions for the record.
OFCI-to-EPC commercial interface (mechanical and electrical)
  • Serve as the commercial point of contact between owner-furnished mechanical and electrical equipment purchases and EPC installation scope.
  • Coordinate with Grey Space category buyers to align OFCI delivery milestones with the EPC construction sequence; elevate commercial risk when equipment slippage threatens the EPC schedule.
  • Manage OS&D, warranty transition, and responsibility allocation between OEMs, freight carriers, the EPC, and the owner across both disciplines.
  • Track and enforce EPC responsibilities for receiving, offloading, storage, and installation of OFCI equipment.
  • Maintain the current contractual position: exposure, forecasted cost-to-complete, pending changes, and open commercial risks.
  • Partner with project controls, finance, and legal on cost reporting, forecasting, and escalation of material commercial risks.
  • Review RFIs, submittals, and design changes for commercial impact and flag scope creep before it becomes a claim.
Closeout and warranty
  • Drive contractual closeout: punchlist completion, final payment, retention release, warranty documentation, and lien resolution.
  • Coordinate warranty transition from EPC and OEMs to [Company]'s operations team; ensure warranty terms are captured and enforceable.

Preferred Qualifications
  • Data center, mission-critical facility, semiconductor, or other heavy industrial construction experience.
  • Direct experience with OFCI/CFCI delivery models and owner-furnished equipment interface management.
  • Familiarity with major data center mechanical and electrical infrastructure: chillers, cooling towers, air handling, generators, medium- and low-voltage switchgear, UPS, and paralleling gear.
  • Experience with Procore, Kahua, e-Builder, or comparable construction management platforms.
  • Microsoft Dynamics 365 or comparable ERP experience for PO and payment interface.
  • CCM (Certified Construction Manager), PMP, or comparable credential.
