About The Role
As a CBRE Engineering Ops Manager, you will lead theengineering and technical operations team supporting one of our premier clientsin the retail sector. This position sitson-site with the client in Spartanburg, SC and is responsible for overseeingengineering operations across a portfolio of four buildings, includingapproximately 3 million square feet of distribution space and additional officespace.
This role is part of CBRE's Engineering and TechnicalServices function and is responsible for leading the implementation,coordination, and management of all mechanical, electrical, and facilityinfrastructure operations. You willoversee a team responsible for preventive maintenance, equipment repairs,system reliability, and operational performance, ensuring critical buildingsystems remain safe, efficient, and fully operational.
As a trusted partner to client leadership, you will drivemaintenance strategies, optimize engineering processes, support capitalplanning initiatives, and provide technical guidance on complex buildingsystems. Success in this role requiresstrong leadership, operational expertise, and the ability to balance day-to-dayfacility needs with long-term reliability and performance objectives acrossthis large-scale industrial portfolio.
What You'll Do
- Leadand develop a team of engineering and maintenance professionals, includingworkforce planning, recruiting, hiring, training, performance management, andcareer development.
- Directday-to-day engineering, maintenance, and facility operations across a portfolioof four buildings totaling approximately 3 million square feet of distributionspace and supporting office environments.
- Establishwork schedules, assign priorities, monitor performance, and cross-train teammembers to ensure operational continuity and service excellence.
- Providehands-on leadership and technical guidance, assisting the team with complexmechanical, electrical, and building systems issues while supporting equipmentreliability and uptime.
- Overseethe operation, maintenance, and optimization of critical facilityinfrastructure, building automation systems, controls, and asset managementprograms.
- Managethird-party contractors, vendors, subcontractors, and engineering partners toensure work is completed safely, efficiently, and in accordance with clientstandards and expectations.
- Implementand continuously improve preventive and predictive maintenance programs tomaximize asset performance, reduce downtime, and extend equipment life cycles.
- Partnerclosely with client stakeholders to support operational requirements, facilitymodifications, process improvements, and changing business needs.
- Supportcapital planning and annual operating budget development, includingforecasting, managing maintenance expenditures, and identifying cost-savingopportunities.
- Analyzeengineering and operational performance metrics (KPIs) to drive data-informeddecisions, improve reliability, and enhance overall facility performance.
- Championa culture of safety, accountability, continuous improvement, and operationalexcellence across all engineering and maintenance activities.
- Leadtechnical assessments, process reviews, and continuous improvement initiativesto optimize building performance and service delivery.
- Troubleshootand resolve complex operational, maintenance, and engineering challenges whileensuring minimal disruption to business operations.
- Modelbehaviors consistent with CBRE RISE values and effectively collaborate withclients, leadership, and cross-functional teams to achieve shared objectives.
What You'll Need
- Bachelor'sdegree preferred with 5+ years of leadership experience in engineering,maintenance, facilities management, or a related field. In lieu of a degree, acombination of relevant education and experience will be considered.
- Experienceleading engineering, maintenance, or technical operations teams withinindustrial, distribution, manufacturing, logistics, or large-scale commercialenvironments.
- Provensuccess in recruiting, developing, coaching, mentoring, and retaininghigh-performing teams.
- Strongknowledge of mechanical, electrical, HVAC, building automation, and criticalfacility systems, including preventive and predictive maintenance programs.
- Abilityto communicate and influence effectively across all levels of an organization,including conveying complex information, addressing performance issues, andbuilding consensus among stakeholders.
- Demonstratedleadership skills with the ability to drive team performance, accountability,operational excellence, and continuous improvement initiatives.
- Exceptionalclient relationship and customer service skills, with experience partneringdirectly with senior client stakeholders.
- Experiencemanaging third-party vendors, contractors, service providers, budgets, andmaintenance-related expenditures.
- Stronganalytical and problem-solving skills with the ability to identifyopportunities, evaluate risks, and implement effective solutions.
- Proficiencywith Microsoft Office Suite, including Word, Excel, Outlook, and PowerPoint.
- Strongorganizational skills, attention to detail, and the ability to effectivelymanage multiple priorities in a fast-paced environment.
- Professionalengineering certifications, licenses, or memberships are a plus.
