Job summary

JLL is seeking an electrically biased Maintenance Operative to join a retail property team in Birmingham. You will perform planned and reactive maintenance on electrical systems, inspect equipment, and support a fast-paced retail environment with a focus on reliability and safety.

With a time-served apprenticeship and strong building services knowledge, you’ll work with a team, coordinate subcontractors, and document all activities. Flexibility to respond to call-outs is essential.

Qualifications

• City & Guilds/NVQ in building services or electrical installation/maintenance.
• 18th Edition IEE qualification required.
• 2391 Test & Inspect certification required.

Responsibilities

• Carry out planned and reactive maintenance on electrical building services equipment.
• Close/update completed PPM tasks on the site CMMS.
• Maintain engineering standards to maximise plant reliability.
• Coordinate specialist subcontractors for PPM and reactive works.
• Ensure QA and site procedures are followed at all times.
• Follow Health, Safety and Environmental procedures on site.
• Keep accurate site records/documentation for works.
• Inspect service conditions and manage call-outs/repairs as required.
• Attend site emergencies outside normal hours when needed.
• Work in plant rooms and at height using platforms and ladders.
• Maintain company issued tools in safe, serviceable condition.
• Support contract success with a proactive attitude.

Maintenance Operative (Electrical)

JOB LOCATION:

Hammerson Bullring Shopping Centre

RESPONSIBLE TO

Contract Manager

PURPOSE

Electrically biased trades person based on site within a team of operatives undertaking planned preventative maintenance (PPM) and repair of mechanical and electrical equipment, and building fabric within a retail property environment.

MAIN DUTIES AND RESPONSIBILITIES

• To carry out planned and reactive maintenance as instructed by the Contract Manager. Including, but not limited to fault finding, test, repair and preventative maintenance of electrical building services equipment; and other electrical duties in support of the rest of the team. Duties will also include carrying out various non specialist building fabric maintenance tasks.
• To close / update completed PPM tasks on the site computerised maintenance system.
• Ensure engineering standards are maintained in order to maximise the operation effectiveness and reliability of the plant and associated systems.
• To co-ordinate specialist subcontractors requirements both for PPM and reactive works.
• To ensure company QA and site procedures are adhered to in all aspects.
• Ensure Company & Site, Health & Safety procedures are followed at all times.
• Maintain accurate site records/documentation in association with all site works.
• To inspect the condition of services and proactively deal with call-outs/repairs as required, and requested by management
• Attend site emergencies, outside of normal working hours.
• Carry out tasks within typical plantroom environments and at high level, working from platforms and ladders. All access and PPE will be provided
• Keep and maintain all company issued tools in a safe and serviceable manner.
• To proactively work towards the continued success and support of the contract with a positive approach.
• Comply with JLL Health, Safety and Environmental procedures, as detailed in the site plans.
• Complete any other associated task requested by the management.

QUALIFICATIONS

ESSENTIAL

• City & Guilds/NVQ - Building Services Engineering or Electrical Installation/Maintenance or equivalent
• 18th Edition IEE
• 2391 Test & Inspect

EXPERIENCE

ESSENTIAL

• Time served apprenticeship or equivalent training
• A demonstrable knowledge of building services engineering
• Minimum 10 years practical experience within the building services engineering industry
• Previous experience of working within a team
• Customer service

DESIRABLE

• Knowledge and use of computer software – Microsoft Office, Building Management System, Concept CMMS
• HVAC & Building Services Engineering experience
