Job summary

MDI is seeking a part-time groundskeeper for Crestwood Group properties in Manhattan, KS. This role focuses on appearance and cleanliness, mostly outdoor work, with help on turnovers and work orders under management.

You will report to the Property Manager and work day shifts, wearing protective gear and following safety guidelines. The job requires operating power tools and landscaping equipment, removing debris, mowing, trimming, and seasonal tasks.

Qualifications

  • Completion of high school/GED and one year of groundskeeper experience preferred.
  • Ability to operate required tools and equipment safely and effectively.
  • Outdoor work in various weather conditions is required.

Responsibilities

  • Perform basic grounds and landscaping maintenance using power driven tools and equipment.
  • Remove trash/debris from exterior common areas and parking lots; sweep sidewalks and curbs.
  • Spread mulch, trim shrubs, and maintain landscaped areas as directed by management.
  • Report to site office and maintain logs per policy.

Scope and Purpose: To be responsible, under the direction of the Management staff, for the overall appearance and cleanliness of the properties. Assists with turnovers and work orders as directed. This person will be working outside for most of their time.


Reports to: Property Manager and/or Management


FLSA: Non-Exempt


Essential Tasks


  • Perform basic grounds and landscaping maintenance using power driven tools and equipment.

  • Remove trash/debris from exterior common areas and parking lots. Sweep sidewalks and curbs.

  • Empty pet waste stations, receptacles, cigarette posts where applicable.

  • Sweep/blow leaves out of walkways, from behind A/C condensers, etc.

  • Remove snow by using snowblower and shoveling. Ice melt as needed.

  • Plant, water and maintain landscaped areas consisting of bushes, trees, and flowers.

  • Trim and prune bushes and trees. Freshen mulch/rocks in beds. Over-seed grass areas.

  • Spray/Pull weeds in landscape beds and parking lots.

  • Fertilize lawns, trees, and flowers.

  • Assist with certain preventive maintenance needs, like gutter cleaning, condenser washing, parking lot striping.

  • Abide safety standards that comply with all company, local, City, State, and Federal guidelines.

  • Wear proper protective equipment while performing job duties.

  • Report to site office and be available to work daily scheduled hours.

  • Have reliable transportation and a valid driver's license.

  • Must maintain a professional and courteous manner with residents, visitors, contractors, and employees.

  • Accurately complete daily payroll timesheets and work orders and submit to Property Manager. Maintain accurate mileage reimbursement logs, as applicable.

  • The tasks are not limited by this list and shall include all items requested by the Property Manager and/or Management to assist in the success of the properties.


Qualifications

Education, Experience, And Licenses/Certifications: (A comparable amount of training, education or experience may be substituted for the minimum qualifications.) Completion of high school/GED and one year of groundskeeper experience preferred.


Knowledge, Skills, And Abilities

Understanding of methods, techniques, materials, tools, and equipment used in groundskeeping. Ability to use required tools and equipment skillfully and safely. Thorough knowledge of proper safety techniques, occupational hazards and procedures while using chemicals, power tools, hand tools and equipment. Knowledge of MDI emergency procedures. Knowledge of proper lifting techniques. Ability to perform work independently and prioritize work assignments. Ability to clean up area after work is completed.


Communication Skills

Ability to establish and maintain effective and cooperative working relationships with employees. Ability to interact and communicate effectively in a tactful and courteous manner with a variety of people, including residents, visitors, contractors, employees, and the general public. Ability to manage interpersonal conflict situations requiring tact, diplomacy, and discretion. Ability to read, understand and follow oral and written directions, instructions, regulations, or procedures.


Physical Demands

Primary functions while performing tasks require sufficient physical ability and mobility to stand, walk, use hands and fingers to handle or feel objects, tools, or controls. Occasionally required to sit. Occasionally must squat, kneel, reach above the head and reach forward. Daily uses hand strength to grasp tools, supplies and equipment. Frequently lift and/or move up to 20 pounds and occasionally lift and/or move up to 50 pounds.


Work Environment

Regularly works outdoors. Daily exposure to lawn chemicals. Moderate noise level. Occasionally exposed to unpleasant smells and working conditions. Frequently exposed to wet and/or humid conditions, fumes, airborne particles, outside weather conditions, extreme cold, and extreme heat.


Compensation


  • Hourly wage is based on qualifications and experience.

  • Monthly cell phone reimbursement for means of communication to property staff and other employees during business hours, per current cell phone policy.
