Job description

Due Diligence Associate, Private Placements

Due Diligence Associate, Private Placements
Realized Holdings, Inc. | Austin, TX or Remote | Full Time | Exempt
Reports to: [Chief Investment Officer / VP of Research]
Compensation: Base salary plus bonus, [range to be added]

Realized Holdings is a well-capitalized investment platform based in Austin, TX, focused on tax-advantaged private placement real estate, including Delaware Statutory Trusts (DSTs), UPREITs, Qualified Opportunity Zone investments, and a range of fund structures. As a Due Diligence Associate, you will own a large share of our review of new offerings and sponsors, and you will help build the systems that make that review faster, more consistent, and easier to defend. You will work with the Research, Product, and Technology teams and report into senior leadership.

We are hiring for experience. You will be evaluating sponsors and assets across property types, strategies, and markets from day one, and we need someone who has already seen a wide range of deals.

What You Will Do
  • Lead due diligence on new offerings and sponsors, including review of Private Placement Memorandums, leases, operating statements, development budgets, equity and debt term sheets, and third-party reports. Write executive summaries that surface issues and support a clear recommendation.
  • Evaluate sponsors, not just assets: track record, strategy consistency, fee and alignment structures, financial condition, and operational capability.
  • Underwrite and model structured commercial real estate investments across property types and strategies, including cash flow, valuation, and complex debt and equity partnership structures. Build new models where existing ones fall short.
  • Find inefficiencies in the diligence process and work with the Technology team to move Excel-based models and manual workflows onto software-based solutions.
  • Act as the diligence subject matter expert for Product and Development on new products and features, including requirements, review, and testing.
  • Represent Research on valuation and reporting projects.
  • Use AI-assisted tools to speed up document review and data extraction, and verify all outputs against source documents.
  • Follow the competitive landscape across real estate, alternatives, and capital markets.
  • Lead complex transactions and projects from first look through a recommendation to management.
What You Bring
  • Bachelor’s degree in Real Estate, Finance, Accounting, Economics, or a related field, or equivalent experience.
  • 3 to 5+ years in one or more of the following: commercial real estate lending or credit, multi-property-type real estate investment management, or securities due diligence on alternative investments.
  • Exposure to multiple property types, investment strategies, and geographies, with the judgment to compare them rather than specialize in one market.
  • Strong financial modeling skills, including cash flow analysis, valuation, and complex debt and equity partnership structures. [Confirm whether this is a must-have for candidates from the securities due diligence side.]
  • The ability to read real estate and offering documents critically and identify issues others miss.
  • Advanced Excel. SQL preferred.
  • Clear writing and speaking. You can explain a complex investment to anyone from a CEO to an individual investor.
  • Curiosity, integrity, and the self-direction to manage several projects at once and solve problems without being told where to start.
Preferred
  • Prior experience in a formal due diligence role, whether on the lending, investment management, or securities side.
  • ARGUS experience.
  • Working knowledge of real estate taxation, including 1031 exchange mechanics.
  • Knowledge of REITs and other commercial real estate investment vehicles.
  • Experience in structured finance, securitization, or tax credits.
  • Experience working with software or data teams on workflow or tool development.

Supervisory Responsibility: Offshore data-entry team. Serves as a resource to junior analysts.
