Due Diligence and Site Solutions Principal - (185077)

We are seeking a Due Diligence and Site Solutions Principal to join our Building Engineering Services (BES) team. This role serves as a subject matter expert in land entitlements, development ordinances, utility interconnection processes (power, water, wastewater, fiber, natural gas), campus/master planning, layouts, and preliminary mass grading design.

Key responsibilities include:

  1. Leading site planning projects for data centers.
  2. Overseeing siting and due diligence planning projects across multiple markets.
  3. Analyzing local entitlements, zoning, development ordinances, and permitting processes.
  4. Leading due diligence research and discussions with authorities and utilities.
  5. Managing campus planning, site layout, and utility infrastructure to ensure compliance with standards and local requirements.
  6. Serving as a client advisor, providing guidance and building strong relationships.
  7. Participating in industry conferences and contributing to technical publications.
  8. Mentoring staff on due diligence and land development processes, emphasizing client standards, sustainability, and resilience.
  9. Applying civil and environmental planning knowledge to other market sectors as needed.
  10. Traveling regionally and nationally to support projects and client engagements.

Preferred Qualifications:

  • 10+ years in site development and civil design, with experience in land entitlement and development processes.
  • 3+ years leading site development projects through land entitlement phases.
  • Knowledge of utility interconnection processes.
  • Familiarity with civil engineering concepts such as grading, stormwater, and utilities.
  • Understanding of power generation and transmission layouts.
  • Master’s degree in Civil Engineering or related field, or PMP certification.
  • 10+ years leading due diligence projects.
  • Strong communication skills.
  • Local candidates preferred.

Required Qualifications:

  • Bachelor's degree in Engineering.
  • 15+ years of related experience.
  • At least 7 years of project management experience.
  • Professional Engineer (PE/P.Eng) license.
  • Proficiency in MS Office and MS Project; Access experience is a plus.
  • Leadership, business development, and strategic planning skills.
