JOB DESCRIPTION SUMMARY

This role oversees and performs technical and mechanical work to ensure that the community's buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and functionality.

JOB RESPONSIBILITIES

  1. Assist with and complete work orders from resident requests and routine community upkeep, diagnosing issues and making repairs in accordance with policies, safety standards, and codes.
  2. Oversee and complete the “make-ready” process for vacant units, including inspections, creating punch lists, scheduling vendors, and ensuring quality work completion.
  3. Develop standards for cleanliness and appearance of grounds, amenities, building exteriors, interiors, signage, and other areas to reflect high community quality.
  4. Inspect work by team members and contractors periodically, assessing effectiveness and compliance with standards.
  5. Maintain inventory of spare parts and materials, working with the Community Manager to order supplies within budget.
  6. Perform monthly preventive maintenance procedures as per policies.
  7. Assist in developing budgets for repairs, maintenance, and capital projects.
  8. Support cost-saving measures by repairing rather than replacing parts and practicing resourcefulness.
  9. Conduct safety meetings, ensure OSHA compliance, and keep safety documentation current.
  10. Provide excellent customer service by respecting residents, responding to inquiries and complaints promptly and professionally.

BASIC KNOWLEDGE & QUALIFICATIONS

  • High school diploma, GED, or related experience.
  • Experience in property management maintenance or related trades.
  • Own hand tools required; skilled in their safe use and maintenance.
  • Logical problem-solving skills.
  • Strong customer service and interpersonal skills.
  • Effective communication skills, both written and verbal.
  • Proficiency in internet, MS Office, and property management systems (preferred).
  • Mathematical skills for financial and administrative tasks.

SPECIALIZED SKILLS

  • EPA Type I and II or Universal certifications for HVAC work.
  • State and local certifications as required.
  • Valid driver’s license for operating community vehicles.

PHYSICAL DEMANDS & TRAVEL

  • Ability to stand, walk, sit, bend, climb ladders, and work in various weather conditions.
  • Ability to lift up to 25 pounds independently and 50 pounds with assistance.
  • Local travel for meetings and training may be required.
  • Flexible schedule including evenings, weekends, and holidays as needed.
