Job summary

Himmel’s Architectural Door & Hardware, LLC in Grapevine, TX is seeking a Division 10 Lead Project Manager to lead and grow our Division 10 department, overseeing partitions, accessories, signage, and related products, while driving local market opportunities.

You will manage projects from bid to closeout, review plans, prepare estimates, coordinate procurement and submittals, and align with branch strategy while mentoring future coordinators and estimators.

Qualifications

• 5+ years of project management experience in commercial construction, with direct Division 10 (Specialties) experience (partitions, accessories, lockers, signage, wall protection, or related product lines).
• Strong understanding of commercial construction workflow: plan reading, specs, submittals, RFIs, change orders, procurement, scheduling, and closeout.
• Proven ability to manage multiple projects, hit budgets and schedules, and drive quality outcomes.
• Builder mindset with initiative and accountability to lead the team and outcomes.
• Excellent communication and relationship skills with GCs, architects, vendors, and internal teams.
• Proficient with Microsoft Office and construction/ERP software; comfortable adopting tools (Comsense, Smartsheet, SharePoint).
• Valid driver’s license and willingness to travel across the Texas market as projects require.

Responsibilities

• Lead & grow the Division 10 in Texas, setting priorities, standards, and pace.
• Scale estimating, project management, submittals, procurement, and closeout using standard processes.
• Identify and pursue Division 10 opportunities across Texas, deepening relationships with GC and architect customers.
• Coordinate with Dallas branch Business Unit Manager to align Division 10 growth with overall strategy.
• Grow the department to train and mentor future coordinators, estimators, and installers.
• Manage Division 10 projects from bid through closeout: partitions, accessories, signage, wall protection, etc.
• Review plans, takeoffs, estimates; assist with bids; produce submittals, shop drawings, RFIs, COs, closeout.
• Coordinate procurement; negotiate pricing, lead times, delivery windows.
• Own project schedules, budgets, profitability; own financial outcomes.
• Coordinate installation with field teams, subcontractors, and GCs; site walks and punch-list.
• Ensure compliance with ADA/TAS, codes; represent Himmel’s at meetings and events.
