Qualifications

Position: District Property Manager

Pay Rate:Exempt Salary, starting at $80,000 per year.

Properties: Multiple locations, with an office based at our corporate office, 8160 Corporate Park Drive, Cincinnati, OH 45242

We are seeking a highly professional individual with a results-oriented mindset and a positive attitude. This role entails overseeing operations across multiple properties in our portfolio. The successful candidate will manage the Property Managers, Leasing Team, and Service Team, ensuring that employee and property performance are optimized to achieve the owner's objectives.

Key Responsibilities:

• Maintain strong resident relations and deliver consistently excellent customer service.
• Inspect properties for quality, curb appeal, and maintenance.
• Obtain bids on capital projects and services to secure the best pricing and manage third-party vendor contracts.
• Recruit, hire, train, and develop management, leasing, and service staff.
• Maintain personnel files, complete annual team reviews, and support all personnel compliance.
• Oversee staff activities to always ensure adequate coverage.
• Review and approve payroll.
• Develop the annual budget and produce monthly financial reports.
• Develop and implement policies and procedures that improve operating performance.
• Promptly notify ownership of insurance claims.
• Audit files regularly to confirm compliance with company policies and procedures.
• Approve payments and track incoming funds to keep properties within budget and company guidelines.
• Apply effective business and marketing strategies to minimize vacancies and develop and implement marketing plans as needed.
• Partner with the purchasing agent and maintenance coordinator to keep properties within budget.
• Oversee collections and resolve delinquency issues.
• Coordinate and supervise designer unit renovations.
• Support ownership and senior managers in achieving company goals as needed.

Qualifications:

• College degree preferred.
• Minimum of 3 years of property management experience.
• Proven ability to build and lead a management and service team.
• Essential: experience building efficient systems and policies.
• Proficiency in Microsoft Office and familiarity with Rent Manager or similar software.
• Valid driver's license required.
