Rookwood Properties is seeking a Full-time Maintenance Technician to oversee two properties, Montclair and Pine Ridge Apartments. The role includes maintenance, repairs, and managing unit turnover to keep the properties in excellent condition and market-ready. A valid driver’s license and experience in property maintenance are required.

Responsibilities

• General Maintenance: Inspect and perform routine maintenance on residential properties; supervise outside contractors per the Property Manager.
• Repairs: Address routine issues such as carpentry, leaks, and lighting; minimize reliance on outside vendors.
• Property Inspections: Conduct regular inspections for safety and fair housing compliance.
• Property Operations: Prepare vacant units for rent; maintain common areas and inventory; ensure market-ready condition.

Job Title: Full-time Maintenance Technician

Location: Split between 2 locations - Montclair and Pine Ridge Apartments

Salary/rate: $27 - $29/hr. (based on experience), mileage reimbursement, $50/mo. cell phone stipend.

We are seeking an experienced Maintenance Technician with a results-oriented mindset and a positive attitude to oversee two properties. This position is responsible for the maintenance and repair of buildings, landscaping, and equipment. The technician will perform various tasks to keep the properties well-maintained and operational, including managing unit turnover.

The successful candidate must be available to travel between two locations as needed.

Responsibilities:

General Maintenance: Perform routine inspections and maintenance tasks on residential properties, including plumbing,electrical,andHVACsystems. Supervise the work of outside contractors involved in maintaining the property's physical condition, as directed by the Property Manager.

Repairs: Address routine maintenance issues and requests promptly, such as minor carpentry work, leak repairs, and changing light bulbs, while providing exceptional service and minimizing reliance on outside vendors.

Property Inspections: Conduct regular property inspections to identify maintenance needs while ensuring compliance with safety and fair housing regulations.

Property Operations: Ensure that vacant units are promptly prepared for rent. Conduct regular inspections of common areas and vacant units to guarantee that they remain clean, well-maintained, and visually appealing, embodying a \"market-ready\" standard. Keep detailed and accurate records of all maintenance activities, along with a comprehensive inventory of supplies, to facilitate efficient management and responsiveness.

Qualifications:

A valid driver's license and reliable transportation are required.

Experience: Experience in property maintenance, construction, or a related field is highly preferred.

Skills: HVAC certification is a significant advantage. EPA certification is also beneficial. Basic skills in electrical work, plumbing, and carpentry are a must. Strong communication and interpersonal skills are essential. Applicants should demonstrate a solid work ethic and the ability to work independently.

Physical Requirements: Ability to perform manual labor, lift objects weighing over 50 lbs., and work in various weather conditions.
