Job summary

Homewise Inc. seeks a Real Estate Development Project Director to lead the full cycle of mixed-income residential and mixed-use developments in New Mexico.

You will steer concept through design, entitlements, construction, and closeout, coordinating with Homewise teams, consultants, contractors, and local authorities to deliver transformative community projects. You will lead feasibility studies, budgets, schedules, and procurement, ensuring on‑time, on‑budget delivery, while engaging

Qualifications

• Minimum 5 years of leadership in real estate development, project management, or construction administration.
• Knowledge of single-family subdivision and mixed-use development.
• Ability to travel and work flexible hours as needed.
• Bachelor’s degree or equivalent experience required.

Responsibilities

• Manage feasibility studies, design development, and budget planning for assigned projects.
• Prepare project schedules and proformas with finance and development teams.
• Manage contractors, consultants, and internal teams toward project completion.
• Oversee construction quality, change controls, and risk management during delivery.
• Liaise with clients, local authorities, and regulatory agencies to secure approvals.
• Report progress and outcomes to senior management.
• Identify land acquisition opportunities and coordinate planning and feasibility analyses.
• Analyze regulatory and financial aspects of land acquisitions for residential/mixed-use.
• Collaborate with Senior Director to review land acquisition priorities.
• Coordinate planning and entitlement processes including approvals.
• Foster relationships with local jurisdiction staff to facilitate entitlements.
• Procure and coordinate design, engineering, and specialty consultants.
• Manage entitlement and design schedules to mitigate delays.
• Collaborate with Resource Development to secure financing, grants, subsidies.
• Develop and oversee budgets to ensure financial viability.
