Job summary

The Director will own the operational, financial, and physical performance of a multi-state 50–60 property portfolio and serve as a technical authority on construction, capital improvements, and building systems.

Qualifications

• Bachelor's degree in a related field is preferred.
• 8–10+ years of commercial property management experience, with significant retail asset management.
• Strong knowledge of commercial construction, building systems, capital improvements, and project management.
• Experience managing large multi-property portfolios and mentoring staff.

Responsibilities

• Lead capital improvement projects and major renovations from scope to closeout; partner with leadership on long-term planning.
• Develop project scopes, review proposals, negotiate pricing, coordinate architects/engineers/contractors.
• Manage day-to-day operations of a 50–60 property portfolio; ensure assets meet ownership objectives and lease requirements.
• Conduct routine property inspections; implement corrective actions and analyze performance to reduce expenses.
• Serve as primary contact for ownership, tenants, and stakeholders; resolve complex issues and coordinate tenant improvements.
• Develop and manage strategic vendor relationships; negotiate service agreements and oversee performance.
• Ensure compliance with insurance, life safety, preventive maintenance, and risk management; coordinate emergencies.

SCI, the Leader in Real Estate Executive Search®, has been retained by a privately held national owner-operator of retail and commercial real estate to recruit a Director, Property Management.

Reporting directly to the Vice President of Property Management, the Director will own the operational, financial, and physical performance of a multi-state 50-60 property portfolio and serve as a technical authority on construction, capital improvements, and building systems. This is rare opportunity to run a complex portfolio the way ownership sees it — protecting and growing the value of the physical assets — while helping lead and develop the property management team.

What you’ll do

• Lead capital improvement projects and major renovations from scope and bid through schedule and closeout, and partner with executive leadership on long-term capital planning and value-enhancement initiatives
• Develop project scopes, review contractor proposals, negotiate pricing, and coordinate architects, engineers, contractors, and consultants to deliver work safely and on schedules
• Manage day-to-day operations of a 50–60 property retail and commercial portfolio, ensuring assets are maintained to ownership objectives, lease requirements, company standards, and regulatory requirements
• Conduct routine property inspections and implement corrective action plans; analyze performance to improve efficiency, reduce expenses, and enhance property value
• Serve as the primary point of contact for ownership, tenants, and key stakeholders — resolving complex tenant, operational, and lease matters and coordinating tenant improvements, openings, and relocations
• Develop and manage strategic vendor relationships, negotiate service agreements, and oversee vendor performance and quality of workmanship
• Ensure compliance with insurance requirements, life safety programs, preventive maintenance schedules, and risk management, and coordinate emergency response
• Serve as a senior leader in the department — mentoring Property Managers and Administrators, reinforcing best practices, and supporting the VP on acquisitions, dispositions, due diligence, and portfolio transitions

What you bring

• iA bachelor’s degree in Business, Real Estate, Construction Management, or a related field preferred
• 8–10+ years of commercial property management experience, with significant experience managing retail assets
• Strong knowledge of commercial construction, building systems, capital improvements, and project management
• Demonstrated success managing large, multi-property portfolios
• Prior experience mentoring, leading, or supervising property management professionals preferred
• Extensive experience with CAM administration
• Excellent leadership, communication, negotiation, and relationship-management skills, with strong analytical and problem-solving abilities
