About the Role

An experienced Director, Project Controls will oversee a preconstruction estimating team and multiple onsite cost control teams, managing large‑scale construction and infrastructure project budgets from inception to completion. The senior‑level position ensures financial discipline and effective project control for cost, schedule, and risk, aligning with project and organizational objectives. The role collaborates with internal and external project teams, executives, development, finance, and accounting to forecast, track, and maintain accurate project costs and schedules. They manage disputes with vendors and cost consultants, escalating when necessary.

What You Will Do
  • Leadership & Team Development – Lead and mentor preconstruction estimating and onsite cost teams, providing direction for strict adherence to project control processes and aligning across the portfolio.
  • Oversight of Project Controls Team – Oversight of accurate project budget creation, validation, and monitoring of financial performance throughout the project lifecycle.
  • Contract Compliance – Enforce compliance with construction contract documents and manage change‑management practices.
  • Cost Estimating & Forecasting – Lead teams in estimating costs and projected timeframes, providing actionable insights to senior leadership.
  • Vendor & Subcontractor Management – Report on vendor and contractor performance, recommend corrective actions, and manage financial risks.
  • Stakeholder Collaboration – Ensure consistent application of project control practices across projects and maintain communication with development, accounting, financing, and other stakeholders.
  • Project Reporting & Documentation – Prepare financial reporting templates, support loan draw processes, and maintain documentation accuracy.
  • Risk Management & Compliance – Assess risks, advise mitigation strategies, maintain risk logs, and ensure compliance with regulations and policies.
  • Mentorship & Knowledge Transfer – Develop cost control capabilities within the team and share best practices across development teams.
  • Third‑Party Relationships – Support teams by maintaining relationships with cost auditors, change‑management consultants, and schedule experts.
Qualifications
  • Bachelor’s degree in construction management, financing, or accounting, or equivalent professional experience.
  • Deep expertise in project controls, construction contract documents, change management, budget, and schedule control processes.
  • Advanced proficiency in financial and project management software (e.g., Workday, e‑Builder, Autodesk Construction Cloud, P6, Oracle).
  • Proven ability to lead teams in producing detailed financial forecasts and tracking project costs across all lifecycle stages.
  • Experience establishing new processes and policies across broad portfolios and cross‑functional teams.
  • Strong analytical skills and ability to present recommendations to senior stakeholders.
  • Eight or more years of experience in project controls, construction, or project management with senior or leadership roles.
  • Five or more years of management or leadership experience.
Nice to Have
  • Master’s degree or professional certifications such as PMP, CCP, or similar.
  • Ten or more years of experience in a leadership or management role.
  • Advanced knowledge of industry‑specific regulations and best practices in project controls.

  • Strong leadership skills with a track record of managing managers and fostering collaboration.
  • Excellent communication and interpersonal skills, with the ability to collaborate effectively with internal teams, contractors, and third‑party consultants.
  • Strong problem‑solving and decision‑making capabilities in fast‑paced environments.
