As an off-price retailer, we generate more than $10B in sales through our nationwide network of stores.

Our Director of Real Estate, Asset Management,will overseelease negotiations and execution of 15-20 store downsizes and remodels, annually within assigned territory. Reporting to the Vice President of Real Estate–Asset Management this individual is responsible for identifying opportunities that yield significant occupancy cost improvements, and which transform legacy stores into brand standard prototype as is aligned with Burlington’s strategic development objectives.

A Day in the Life

  • Provide project management and contribute analytical and technical support as a leader within the property development organization.

  • Downsizing/Remodeling of Stores

    • Initiate and manage deal-making, including direct negotiations with Brokers, Landlords and Co-Tenants.

    • Coordinate efforts of planning, construction and legal teams by timely communicating transaction requirements and priorities.

    • Secure executive approvals through direct presentations

    • Maintain a pipeline of projects to achieve 5-Year plan goals

    • Assure transactions achieve financial and plan design objectives

    • Track and monitor all internal approvals-reporting and maintain up to date data; advise executive real estate team as needed on transactional progress

  • Portfolio Management

    • Leasing: Extensions and terminations, amendments

    • Dispositions: Lease, sublease, sale, condemnations

    • Store Closings: Manage schedule and collaborate with HR, Allocations, Store Ops, RE/Construction (sync relocations)

    • Facilities/Store Planning Projects: Review planned capital projects, assure ROI is justified based on long-term Primary/Secondary strategy

You Come With

  • Bachelor’s degree in or higher concentration in law, real estate or similar field

  • 7+ years’ experience in the retail and/or real estate industry with demonstrated management skills in real estate transactions

  • Ability to negotiate complex projects, managing those through approvals and legal documentation

  • Experience working with retail real estate transactions, understanding the point of view from both tenants and developers

  • Ability to manage a portfolio of approximately 150 retail stores with experience coordinating feasibility planning, brokerage, letters of intent and lease modifications

  • Experience with MS Office

  • Ability to travel up to 35% visiting stores, corporate offices, attending business meetings & conferences
