A leading commercial real estate firm is seeking a Director of Property Management in Fort Myers, Florida. This role entails overseeing a significant commercial property management division, leading a team, and driving portfolio growth through exceptional service and management practices, aimed at surpassing client expectations.

Scope & Purpose: Oversee and lead a commercial property management division of a 25+ year commercial real estate company managing 2,000,000 SF of space in activities related to the organization’s existing diverse commercial property portfolio. Supervise and direct up to 5 property managers, 4 in-house accountants, and 10 maintenance technicians assigned both to specific properties and general client needs. The position is responsible for the overall successful operation of our client’s properties, communication with property owners, pre-and-post hurricane readiness and storm response, accounting functions including budgets and CAM reconciliations, and driving portfolio growth by acquiring new accounts by surpassing our current owner’s expectations.Participate as a member of the Executive Management Team to optimize how property management can meet the company’s broader short and long-range goals.
·Lead the Property Management Department
·Provide leadership, coaching and inspiring culture to the members of the team
·Provide management proposals and present or attend presentation of them to prospective new clients.
·Accountable for the income and expenses for the department
·Supervise support staff including Accountants, Real Estate Managers and Maintenance Technicians
·Develop and maintain positive client, tenant and co-worker relations
·Prepare property management budgets
·Perform duties of Real Estate Managers in their absences
·Work with partners and brokers who help facilitate the success of the department, properties and ownership’s goals.
·Provide directions to Real Estate Managers
·Complete performance evaluations for staff
·Ensure insurance coverages on each property are always current and compliant with Owner’s requests.
·Final review of Real Estate Manager’s monthly financial reports
·Final review of Annual CAM Reconciliation Summary & Reports
·Daily hands-on interaction with property management accounting team, acting as a Controller
·Work with Human Resources on employee relations, sensitive organizational issues, staying compliant, implementing and following policies and procedures
·Participate in interviewing, evaluating, reviewing and making staff decisions
·Understand and assure that all federal, state and local property requirements are met
·Regular, reliable and consistent attendance
·Perform as needed duties of the Real Estate Manager for specific assigned properties
·Any other duties or responsibilities may be assigned by the company from time to time
In addition, the Director of Property Management will participate in the establishment and implementation of the goals and objectives for the department through:
·Participation in preparation of the department budget as part of the company’s overall budget
·Review and monitoring of staffing for both existing and future needs
·Communicating expectations, motivation and culture to staff
·Recommending policies and procedures
Education/Certificates:
·Bachelor’s degree in business or a relative field and sufficient commercial property management experience to lead property management people and practices
·Florida Real Estate License required within 6 months of hire
·CPM preferred but not required
·CAM preferred but not required
Experience:
·Minimum of 5 years of multi-site commercial property management supervision
Required Skills, Knowledge & Abilities:
·Strong acumen for organizing, creating and implementing systems and processes to ensure high quality results while reducing human error.
·Proficient with Microsoft Office products (Word/Excel/Outlook)
·Strong knowledge of QuickBooks or Yardi, and willingness to increasingly implement emerging software like Appfolio, and AI.
·Familiar with FL Statutes Chapter 83, Landlord/Tenant Laws
·Strong culture and team-building skills are essential
·Negotiate and resolve conflicts
·In-depth understanding of accounting principles: AR, AP, Cash Flow, Balance Sheet, ability to read and interpret numerical information, strong understanding of the budgeting process
·Manual dexterity and knowledge of construction, maintenance and building operations
This position is based in Fort Myers, Florida. Relocation expenses are not provided.
